King Township Real Estate

King Township sits north of Vaughan and operates at a completely different pace than the rest of the York Region. If you've been looking at homes in Vaughan or Richmond Hill but keep find that you're looking for something with more land, quieter surroundings, or more room between you and your neighbours, this is probably where that search ends up. The municipality covers a lot of ground and includes several distinct communities: King City, Nobleton, Schomberg, and Kettleby, spread across rolling farmland, forested ridgelines, and equestrian properties that have more in common with rural Ontario than with the GTA suburbs twenty minutes to the south.

King City is the most connected of the lot. There's a GO Train station with service into Union Station, which makes it a realistic choice for Toronto commuters who genuinely want countryside living and aren't willing to give up a manageable commute to get it. Nobleton and Schomberg are more rural in character and draw buyers looking for hobby farms, estate lots, and properties with room for horses or a market garden. The Oak Ridges Moraine runs through parts of King Township, and the provincial protections that come with it have kept development constrained in ways that buyers here tend to appreciate because it means the rural feel isn't going anywhere.

The housing stock is varied in ways you don't see in more urbanized municipalities. Custom-built estates on five or ten-acre lots, century homes that have been renovated over the years, and newer subdivision homes in King City village all exist within the same township. For buyers who are done with bidding wars on identical semis and want a property with actual land, King Township is worth spending time on.

  • Detached houses: Detached homes are the dominant property type across King Township, ranging from village homes in King City to large rural estates spread across the municipality.

  • Land and lots: King Township is one of the few remaining areas in York Region where you can find land for sale, including agricultural parcels, estate lots, and properties within existing community boundaries.

  • Townhouses: Townhome options are concentrated in King City and offer a lower entry point for buyers who want the township's rural setting without taking on a large estate property.

  • Farm and agricultural properties: Farm properties come to market regularly in King Township, whether for active agricultural use, hobby farming, or buyers who simply want the land and the lifestyle that comes with it.

Buying in King Township involves some considerations that don't come up in typical suburban purchases, including private well and septic systems, agricultural land designations, and Oak Ridges Moraine policies. A King Township real estate agent with rural experience will save you a lot of time sorting through what matters. Our mortgage calculator is useful for running initial numbers, and our mortgage partners can advise on financing for estate and rural properties specifically.

King Township Real Estate FAQs

What communities make up King Township?
King Township includes King City, Nobleton, Schomberg, Kettleby, Laskay, and Bond Head, along with a substantial rural land base between them. King City is the most transit-connected and has the largest village centre. Schomberg and Nobleton have a more rural feel and draw buyers looking for a quieter, more removed setting.
Is King Township part of the GTA?
King Township is within York Region, which sits inside the broader Greater Golden Horseshoe, but it's on the northern edge of what most people think of as the GTA. It's not urbanized in the way that Vaughan or Richmond Hill are, and most buyers choose King Township specifically because it isn't. Lower density and rural character are the main draws.
Can you commute to Toronto from King Township?
Yes, particularly from King City, which has GO Train service into Union Station. Highway 400 is the main driving route. The commute is longer than you'd have from a more southerly York Region city, but for buyers who are specifically after rural living and space, that trade-off is usually the point.
Are there large lot and estate properties in King Township?
Yes, and this is one of the primary reasons buyers look here. King Township has five, ten, and twenty-acre estate lots, hobby farms, equestrian properties, and custom rural homes that simply don't exist in the more urbanized parts of York Region. If acreage is on your list, King Township is one of the few places in driving distance of Toronto where you can realistically find it.
What should I know about buying rural property in King Township?
The Oak Ridges Moraine is a significant landform that runs through King Township, and provincial legislation limits what can be built on it. For buyers, this is mostly a good thing: the protections have kept the rural landscape intact and make it unlikely that the area will get built up the way other parts of York Region have. The trade-off is that some properties on Moraine lands have restrictions on lot severance, additional structures, or site changes, which is worth understanding before you make an offer.
