Hamilton Real Estate

Hamilton sits at the western end of Lake Ontario, roughly an hour from Toronto along the QEW. For years it was known mainly as a steel town, and while that industry still matters here, the city buyers see today is a good deal more varied. A lot of people have moved to Hamilton because it offered detached homes and character housing at prices that had become out of reach closer to Toronto. The city is split by the Niagara Escarpment, which locals call the Mountain, and that geography shapes how the neighbourhoods feel and where new development has gone.

McMaster University anchors the west end and drives a large share of the local economy, particularly in health sciences and research. The hospital network, including Hamilton Health Sciences and St. Joseph's Healthcare, is one of the largest employers in the region. Downtown has changed noticeably, with James Street North becoming the centre of the city's arts scene and its monthly art crawl. The waterfront at Bayfront Park and the trails around the Royal Botanical Gardens give the lower city real green space, and the escarpment itself is laced with waterfalls, with Webster's Falls and Tiffany Falls among the better known. Gage Park and the surrounding east end neighbourhoods have their own established feel.

Hamilton's housing stock runs older than most of its GTA neighbours, especially in the lower city, where you'll find brick century homes, workers' cottages, and solid interwar housing. Neighbourhoods like Durand, Kirkendall, and Stinson are full of heritage properties, many of which have been renovated over the past decade. The Mountain holds most of the city's postwar and suburban development, with larger lots and more consistent floor plans. Newer subdivisions have filled in around Ancaster, Stoney Creek, and Waterdown, areas that were amalgamated into Hamilton and carry a more suburban character than the core.

REW's Hamilton MLS® listings are updated regularly, so you're always working from current inventory. You can filter by property type, price range, and bedroom count to narrow things down to what actually fits. Common property types in Hamilton include:

  • Detached houses: Detached homes in Hamilton span a wide range, from renovated century houses in Kirkendall and Durand to postwar bungalows on the Mountain and newer builds in Ancaster and Waterdown. The lower city tends to offer older stock with more character, while the Mountain and suburbs run newer.

  • Townhouses: Townhomes are common in the newer subdivisions around Stoney Creek, Waterdown, and the upper Mountain, and they tend to be a more affordable entry point than detached houses in the same areas.

  • Condos and apartments: Condo inventory has grown Downtown and near the waterfront, drawing commuters and investors who want proximity to the GO station and James Street North. Older walk-up buildings are scattered through the lower city as well.

  • Duplexes: The older housing in the lower city lends itself well to duplexes and converted units, which makes them a practical choice for investors or buyers wanting rental income given the student demand near McMaster.

When you're ready to move forward, connect with a local Hamilton real estate agent who can walk you through the differences between the lower city, the Mountain, and the surrounding communities. REW's mortgage calculator is a good place to start on the numbers, and our mortgage partners can help you sort out financing when you're closer to making a move.

Hamilton Real Estate FAQs

What is Hamilton, Ontario known for?
Hamilton is known for its steel industry, the Niagara Escarpment that runs through the city, and the more than 100 waterfalls in and around its boundaries. It's also home to McMaster University and a growing arts scene centred on James Street North and the monthly art crawl.
Is Hamilton a good place to buy a home?
Hamilton has drawn a lot of buyers priced out of Toronto who still want detached homes and character housing within commuting range. The combination of a major university, a large hospital network, and GO Transit access to Toronto has supported steady demand. Pricing varies a lot between the older lower city and the newer suburbs, so the right fit depends on your budget and what kind of neighbourhood you're after.
What are the best neighbourhoods in Hamilton?
Kirkendall, Durand, and Stinson in the lower city are popular for their heritage homes and walkability near Locke Street and the escarpment. Ancaster and Waterdown appeal to buyers who want newer construction and a more suburban feel, while the Mountain offers a middle ground with larger lots and good access to amenities.
How far is Hamilton from Toronto?
Hamilton is roughly 70 kilometres southwest of Toronto, which is about an hour's drive along the QEW outside of peak traffic. GO Transit runs train and bus service from the Hamilton GO Centre and West Harbour station, giving commuters a transit option into Downtown Toronto.
What is the average home price in Hamilton?
Prices depend heavily on the area and property type, with renovated homes in neighbourhoods like Kirkendall and Ancaster sitting well above older housing in the east end. Townhomes and condos offer lower entry points, particularly in the newer Mountain and Stoney Creek developments. REW's current listings will give you the most accurate read on what's actually on the market right now.
How does Hamilton compare to Burlington for buyers?
Burlington sits just east along the lake and generally carries higher prices with a more uniformly suburban feel. Hamilton offers more variety, from century homes in the lower city to new builds in Ancaster and Waterdown, and tends to give buyers more house for the money. Burlington appeals to those prioritizing lakefront access and newer stock, while Hamilton suits buyers open to a wider mix of ages and neighbourhoods.
