Which city is best to buy a house Ontario?
In terms of price, Chatham-Kent is the most affordable area in Ontario with an average hame price of $383,206.
Do you have to put 20% down on a house in Ontario?
In Ontario, only homes over $1.5 million require a 20% down payment. For homes that are $500,000 or less, the down payment is 5% of the purchase price. For homes that are $500,000 to $1.5 million, your down payment is 5% of the first $500,000 of the purchase price and 10% for the portion of the purchase price above $500,000.
What is the requirement to buy a house in Ontario?
In addition to a down payment, to qualify to purchase a home in Onatrio you need to get mortgage insurance if the down payment is less than 20%. You must also pass the stress test, where you can still make payments if you add 2% or 5.25% of contract rate to your monthly payments. Furthermore, you should budget an additional 1.5%–2.5% of the purchase price (up to 4% in Toronto) for land transfer taxes and legal fees.
What benefits do first-time home buyers get in Ontario?
Home buyers in Ontario may qualify for the First Home Savings Account (FHSA), RRSP Home Buyers' Plan (HBP), Land Transfer Tax Rebate and First-Time Home Buyers’ Tax Credit (HBTC). There's also the pending GST Exemption on new builds. This will remove 5% GST on new or substantially-renovated homes, but as of June 5, 2026, it has yet to enter into effect.
Do buyers pay realtor fees Ontario?
In Ontario, buyers do not pay realtor fees directly. The seller pays the total commission once their property sells, but buyers often indirectly cover these fees as they are built into the home's purchase price.
Do you get money back on taxes for buying a house Ontario?
For buyers, there is the Ontario Land Transfer Tax Rebate. You can claim a refund of up up to $4000 in provincial refunds or up to $4475 in municipal land transfer tax rebates if you buy a home or land in Toronto. There is alos the First-Time Home Buyer Tax Credit in Ontario. You can claim $5000 for the purchase of your first home. For both of these rebates, qualifying deadlines and terms and conditions apply.
What are closing costs in Ontario?
While they can vary, closing costs in Ontario typically range from 1.5% to 4% of the purchase price. Key expenses include Land Transfer Tax, legal fees, title insurance, appraisal fee and inspections. Remember to save up some money aside from your down payment to cover these expenses as well.
