Aurora Real Estate

Aurora is a mid-sized town in York Region, sitting between Newmarket to the north and Richmond Hill to the south. It has a historic downtown, established neighbourhoods, good schools, and enough park and green space that it doesn't feel like pure subdivision sprawl. For buyers who've spent time looking across the region, Aurora tends to check a lot of boxes without requiring many trade-offs.

The downtown along Yonge Street is worth mentioning because it's genuinely old. Old Aurora's main street predates the suburban growth around it, and the result is a walkable commercial strip with heritage buildings, independent restaurants, locally owned shops, and the Aurora Cultural Centre. The Aurora Farmers' Market runs seasonally and has built a loyal following over many years. It's a different feel from the planned town centres you find in newer parts of York Region.

Outside downtown, the neighbourhoods vary depending on what stage of life you're in. The older west-side communities have century homes and mature trees. Bayview Northeast and the Summit area have newer builds on larger lots. Aurora Grove and Aurora Highlands are established family areas with solid school access and plenty of park space nearby. Sheppard's Bush Conservation Area and the Aurora Arboretum sit within the town limits and give residents easy access to natural settings without a drive. Aurora Station has GO Train service into Toronto, and Highway 404 is close enough to be useful without defining the town's character.

Find a Home for Sale in Aurora

REW's Aurora MLS® listings are updated in real time so you're always working with current inventory. Search by type, price, and size, or use the map to look at specific parts of town. Property types in Aurora include:

  • Detached houses: Detached homes are the core of Aurora's real estate market, ranging from character homes in Old Aurora to newer builds in the town's eastern and northern growth areas, with options across a range of price points.

  • Townhouses: Townhomes offer a solid entry point into a town with consistent demand. You'll find them in newer communities and along transit-accessible corridors.

  • Condos and apartments: Condo supply in Aurora is smaller than in larger York Region cities but has been growing, particularly near the Yonge corridor and the GO Station, which works well for commuters and downsizers.

  • Duplexes: Duplexes in Aurora are a practical option for multigenerational households or buyers looking at a modest income property in a town with steady rental demand from young professionals and families.

An Aurora real estate agent who knows the town well can help you get a clear picture of the neighbourhood differences and find a home that actually fits. Use REW's mortgage calculator to work through the numbers, and reach out to our mortgage partners when you're ready to talk financing.

Aurora Real Estate FAQs

What is Aurora, Ontario known for?
Aurora is known for its well-preserved historic downtown along Yonge Street, a strong community culture, and quality of life that consistently draws families. The Aurora Cultural Centre anchors a local arts scene, the weekly farmers' market has a loyal following, and natural spaces like Sheppard's Bush Conservation Area and the Aurora Arboretum are genuinely used by residents rather than just existing on a map.
Is Aurora a good place to raise a family?
It's one of the more consistently recommended family communities in York Region. Strong public and Catholic school options, safe neighbourhoods, real park and green space access, and a downtown core that gives kids somewhere to actually go all contribute to that reputation. The town is big enough to have proper amenities but small enough that it doesn't feel anonymous.
How far is Aurora from Toronto?
Aurora is about 45 kilometres north of downtown Toronto. The Aurora GO Train station has regular service to Union Station, which makes it a workable commute for Toronto-based professionals. Highway 404 and Yonge Street are the main driving routes, with commute times varying depending on where in the city you're headed.
What neighbourhoods are in Aurora?
The main communities are Old Aurora, Bayview Northeast, Aurora Highlands, Aurora Grove, Aurora Glen, and the newer growth areas in the northeast. Old Aurora has historic character homes and walkability to the downtown core. The newer communities offer larger lots, more modern builds, and family-sized homes with newer mechanical systems.
How does Aurora compare to Newmarket for real estate?
Aurora and Newmarket are neighbouring towns but have a different feel. Aurora tends to have a slightly more residential character, a more preserved historic downtown, and average home prices that run a bit higher. Newmarket has more commercial density and a broader range of housing options at different price points. A lot of buyers seriously consider both before deciding. School preferences, budget, and day-to-day lifestyle priorities usually tip the balance one way or the other.
Does Aurora have a farmers' market?
Yes. The Aurora Farmers' Market runs seasonally and draws vendors and visitors from well outside Aurora itself. It's been running long enough that it's become a genuine town institution rather than just a weekend pop-up.
