Analytical by nature, Gray pursued an International Business degree from England’s prestigious Loughborough University. She got her first taste of the mortgage market when she was hired by a small mortgage company in the UK. While working as an underwriter, she learned the ins and outs of running a mortgage company.
“I immigrated to Canada in 2017 and I had to start anew in the financial sector, which is a lot different from what it is in London,” says Gray, a mother of two young children. “After seven years working as an underwriter for a mortgage broker in Vancouver, I decided to reinvent myself by becoming a broker myself.”
In 2017, she earned her mortgage broker license at UBC’s Sauder School of Business. It wasn’t until November 2023, after her second maternity leave and with the support of her partner, that Gray knew the timing was right to branch out on her own.
“The timing personally aligned for me to give it a go,” she explains.

I love being a broker, no two files or clients are the same and it is very gratifying to get people into a home.

Building a business.
In February 2024, she founded Julo Mortgages, a full service brokerage firm named after her children, which includes pro bono household budget coaching and insightful educational blogs.
Her prior underwriting experience gave Gray a strong insight into how lenders assess applications, something that has helped with structuring deals and choosing which lender is right for the borrower. Gray’s process begins around mortgage education and providing her clients with the importance of financial literacy.
Gray says her proudest moments are when she gets her clients into their homes.
“A home gives stability, and stable people can thrive,” says Gray. “I recently had a self-employed painter that I met in 2021. I gave him financial advice and stayed in touch with him over the years. In the spring of 2024, he made the changes in his life that were necessary to be able to purchase his first house.”
Out of office.
Gray also uses her work for good— she donates a portion of her revenues each year to the Greater Vancouver Food Bank, providing healthy food for those in need. She also sponsors the Cascadia Women’s soccer team.
“I like to get behind the Cascadia team in order to support them to get off the ground, which is expensive to do,” explains Gray.
In her off time, Gray loves to spend time with her young family, cycle, ski and cold plunge.
Gray’s clients come from across Greater Vancouver, but if you ask her what she loves about her East Vancouver community, it starts with “familiar faces, excellent coffee shops and parks.” If you’re in search of a seasoned mortgage broker who is highly nowledgeable, customer-focused and innovative, Emma Gray looks forward to hearing from you.
