The Surrey-Langley SkyTrain extension is set to arrive in late 2029, and with it the area’s housing market will change considerably. “It will have an immense impact bringing in such a large scale infrastructure improvement. We are already seeing NCPs [neighbourhood community plans] being adjusted to reflect the [increased] density which is leading toward concrete towers in some of the identified areas near [future SkyTrain] stations,” says RealTours cast member Derek Fenton, Vice President of Marketing and Sales at Zenterra.Upcoming

You can expect to see many new developments cropping up in Langley Township in the coming years, but the agricultural reserve land will remain, so growth will be concentrated in existing urban areas. Townhomes are expected to replace many single-family homes in the future, and strata complexes will add much-needed housing inventory as well.
For instance, Solana, a strata complex being developed by Zenterra, will bring 230 studio, one- and two-bedroom units to the Willoughby area. Also in Willoughby, Crofton Living consists of 80 townhomes, each three storeys with four bedrooms. Similarly, Latimer Walk by Zenterra is a collection of three-storey, three- and four-bedroom townhomes in Willoughby near the 200 St. corridor.
Townhomes like Latimer Walk will also add inventory to Langley Township in the coming years.

What is your overall impression or opinion of the market in Langley Township?
One of tremendous growth and opportunity. Huge amounts of infrastructure improvements ranging from the Highway 1 improvements, the Port Mann Bridge expansions as well as the new SkyTrain line coming to the region. All positives.
And Langley is more affordable. If we talk about move-up buyers, buyers that maybe are established and have a little bit of a life in that neighborhood, and they’ve just outgrown that one bedroom condo, or moved up to that two bedroom condo, you can get a resale product in Langley – like a three-bedroom townhome – for probably seven, low-$800,000, versus, if you're in Vancouver, Burnaby, anything like that, you're well north of a million-something.
How has the property market in Langley Township changed over recent years?
Other than seeing a huge increase in prices we have also seen a shift from single family to townhouses to wood-frame condos. We are seeing that more and more areas are increasing densification; where prior it would be single family homes or townhomes, now these areas are seeing rezoning to six-storey wood-frame apartments.
What do you think it will be like in the next five to ten years?
Continued infrastructure improvements with the SkyTrain line being completed as well as new communities with improved amenities. More families are going to call the area home which will bring even more value to the region.

With the arrival of the Surrey-Langley SkyTrain line, many projects like Solana are expected in Langley Township.
www.rew.caSolana by Zenterra is a 230-unit condo development coming to the Willoughby neighbourhood in Langley Township. It is located along the 200 St. corridor and will offer easy access to the future Surrey-Langley Expo Line extension, which is due to be completed in late 2029.
It is also only the beginning of a master-planned community that will boast green space, such as a rock garden, playgrounds and a dog park. This thoughtful approach to design means it will integrate well into Langley Township’s unique blend of urban and rural landscapes.

Units will feature up to 12 ft. ceilings and large windows to allow in ample natural light and let you see Langley Township’s scenery each day. Living rooms will have luxury vinyl flooring for durability while bedrooms have soft carpeting for comfort and noise dampening. Your kitchen will include Samsung appliances, a built-in gas cooktop and oven plus quartz countertops and backsplashes.
The building itself offers bicycle storage, electric vehicle charging and common areas. Garden plots are available for you to grow your own plants or even maintain a kitchen garden, while a BBQ area lets you enjoy the summer months with friends and food.
