Recently, the number of listings has spiked in Langley Township, and is currently around 1,300. However, they were lower than this before, and stayed near 1,000 for a while. This is likely due to a mix of market conditions, with buyers waiting for favourable lending terms, and the addition of inventory. As RealTours cast member Derek Fenton, Vice President of Marketing and Sales at Zenterra, says, “We are seeing that more and more areas are increasing densification; where prior it would be single family homes or townhomes, now these areas are seeing rezoning to six-storey wood-frame apartments.”

The median list price is high in Langley Township, currently near $1.3 million, but that does not necessarily mean buyers will pay this much for a home. Derek explains, “you can get a resale product in Langley – like a three bedroom townhome – for probably seven, low-$800,000, versus, if you're in Vancouver, Burnaby, anything like that, you're well north of a million-something.”
