What is your overall impression or opinion of the market in Langley Township?
One of tremendous growth and opportunity. Huge amounts of infrastructure improvements ranging from the Highway 1 improvements, the Port Mann Bridge expansions as well as the new SkyTrain line coming to the region. All positives.
And Langley is more affordable. If we talk about move-up buyers, buyers that maybe are established and have a little bit of a life in that neighborhood, and they’ve just outgrown that one bedroom condo, or moved up to that two bedroom condo, you can get a resale product in Langley – like a three-bedroom townhome – for probably seven, low-$800,000, versus, if you're in Vancouver, Burnaby, anything like that, you're well north of a million-something.
How has the property market in Langley Township changed over recent years?
Other than seeing a huge increase in prices we have also seen a shift from single family to townhouses to wood-frame condos. We are seeing that more and more areas are increasing densification; where prior it would be single family homes or townhomes, now these areas are seeing rezoning to six-storey wood-frame apartments.
What do you think it will be like in the next five to ten years?
Continued infrastructure improvements with the SkyTrain line being completed as well as new communities with improved amenities. More families are going to call the area home which will bring even more value to the region.
What sorts of homes are usually being developed in Langley Township? (Condo, townhome, etc.?)
Typically there were a lot more townhomes being built in the area however we have seen a huge shift towards apartments as an offset to affordability.
What do buyers look for in Langley Township when considering new developments?
Community amenities, proximity to green space, proximity to schools, easy access to Highway 1 and other transportation centres.
Do you think buyers will have a hard or easy time getting into a new development in Langley Township?
It will depend on what the purchaser is looking for and how ready they are for purchasing a home. Have they done their due diligence in pre-qualifying for a mortgage, have they researched the area of their choice and found what they want? Ultimately there are a number of influences that will impact this question.
What sorts of buyers usually end up moving to new developments in Langley Township?
First time home buyers (looking for affordability), move-up buyers (who have outgrown their current place and are looking for something else) and investors (whose returns on products are higher compared to cities).
What, if anything, should buyers be cautious about when considering new developments in Langley Township?
Know who you are buying from and know your builder. If you are investing your life savings into something you will want to ensure that you are buying from an award-winning reputable builder that will build your home on time and with quality top of mind.
What development project are you excited about in Langley Township?
Zenterra’s next community, Solana. This is a mix of studio, one- and two-bedroom homes and the community enjoys over 90,000 sq. ft. of amenity space. Second to none. The community, when complete, will make up a total of nearly 1,000 homes. It will be an absolutely amazing community.
How much impact will the Surrey-Langley SkyTrain line have on the area? Will it influence the kinds of developments getting built or is it already doing that even now?
Will have an immense impact bringing in such a large scale infrastructure improvement. We are already seeing NCP’s (neighbourhood community plans) being adjusted to reflect the [increased] density which is leading toward concrete towers in some of the identified areas near station stops.
So eventually, what you might have is homes that were built in the 1950s, 1960, 1970s [get] land assembly, and you now have a 30 – 40, storey tower [being built]; you're going to eventually see that going into the mix as well.
What will Langley Township look like in the future?
Increased density. Larger communities. More towers. Improved infrastructure. Improved amenities. Langley will be growing and it will be very exciting to see where things go.
