A perhaps far too long and overly detailed review for you to read, but very necessary to properly validate why 5 stars for Christy and highlight the real skills. I chose Christy from 4 potential realtors to sell my mothers estate condo in Ambleside. There is no need for me to repeat any details of the many positive reviews here already about Christy, but I want to praise the extent of her engagement and depth of involvement from start to finish over 4 months and recognise this with some more specific examples. From the start, Christy approached the potential sale as a proper business transaction, openly and honestly citing both up and downside to the potential condo sale pricing in the existing market at the time. She outlined her main 2 pronged strategy. Her background research and evidence provided and presented was so much more than the usual 4 or 5 print off examples of recent comparable (or not so comparable) sales that other realtors used as their main pitch combined with a ‘I know lots of people’ statement. Not just a business like pitch deck from Christy, but a very honest business assessment of where this condo may sell at price wise depending on several variable factors. She also used the market economics and predictors resources provided by Royal LaPage as excellent validated source information. This why I chose her above all others. The condo was in poor shape throughout and very tired. It will always be difficult in an estate sale to do what is necessary to essentially remove all remnants of the sellers Mother or Father but Christy was clear at the start about what needed to be done to achieve selling the condo at maximum value and understood and empathised that there was going to be a significant emotional impact on us. We agreed to effectively empty the place and the blank canvas presented numerous options. Whilst Christy called in a several contacts with decor and staging expertise, she herself revealed a hidden talent for interior design. Throughout the redecorating process Christy was very involved in decisions and changes to our original plans using her experience on other sales of how best to present the condo to the target market. This just reinforced my view which may sound like an overused cliché, but this wasn’t a simple realtor job, but a true and honest partnership. There were many over ‘hacks’ and contacts that Christy advised and used to get things done not just quickly, but efficiently and properly. These made a significant difference in time taken to get to market as well as being as efficient as possible with what we had or what we planned to do. After 8 weeks of work and preparation, open day was more successful than anticipated resulting in 7 fully qualified offers on closing day. We sat in a ‘war room’ where Christy dealt with all potential buyers over the next 5 hours until a sale was agreed. The final sale price was roughly 28% higher than the realistic sale price we originally expected. After the ‘price achieved’ euphoria sank in, I realised that with all the planning, presentation and hard work done by Christy, although the amount the condo sold was considerably over what was expected, on reflection, it was not a surprise either. When I reflected on the entire time with Christy, I forgot that within 5 minutes of seeing the Condo, Christy was in love with what she/we thought could do with the place, and her subsequent unrelenting work with me to get it to the place she wanted it to be. A very long review I know, but I always look for more details in reviews to justify 5 stars so I do hope that the details here will offer you the confidence as to why anyone should engage Christy as your realtor. I would personally recommend Christy and firmly stand by that recommendation to anyone to sell their house or condo. Christy, you took a potential family feud and emotional minefield and traversed it sublimely, project managing the process ensuring that I was on board and in agreement with you from start to finish. An absolute delight knowing and working with you!
