Access to the beach, Stanley Park and Downtown makes the West End a highly desirable area.
Downtown living.
Data correct as of 9 July 2026.
The West End is Vancouver’s densest neighbourhood. A destination for many Homeseekers, with its iconic skyline and access to both Stanley Park and English Bay beach, it’s no wonder why there’s plenty of demand to live here. Remember that you’ll come across many co-ops and leaseholds, in addition to standard freehold condos, so be sure to do your research before diving into this market.

Interest in properties in the West End tends to follow the seasonal pattern seen in most areas in Greater Vancouver: dips in the winter and peaks in the spring and fall. It remains strong overall, so there are likely always Homeseekers looking at properties in the West End in some way.

Single-family
Believe it or not, some single-family detached homes still exist in the West End, for a pretty penny.
Condo
Condos are one of the most popular housing types in the West End, with many being leaseholds and a fair number of equity co-ops (which aren’t technically strata condos).
Townhome
There are only a few townhomes in the West End, so act fast and expect to pay a lot for one if you want to live in one.
Listing prices.
Five-year trend.
The median list price in the West End has recently stayed at or just below $1 million, which is a decrease from prices a few years ago. This is good news for buyers, especially when taking into note the fact that median sale prices have stayed below list prices for many years. You are likely to find room for negotiation and sellers willing to accept lower offers in the area.
