Burnaby is poised to host significant growth in the future. Further densification means many more opportunities for buyers, while sellers can expect their homes to increase in value. “I believe if you have long term plans, like five to ten years or more, then you should see the value go up,” says RealTours cast member Russell Dela Cruz.

Burnaby North is poised to add density along the Hastings St. corridor, with the community plan for the area anticipating six-storey apartment blocks along this route. On side streets, expect to see townhomes, duplexes, triplexes and multi-family homes of up to six units on single-family lots. Similarly, areas near SkyTrain stations, such as Brentwood Town Centre, are projected to host many more condo towers up to 40 to 50 storeys in the upcoming years.

Russell is especially excited about the Amazing Brentwood towers, Gilmore Place, South Yards by Anthem and Solo District developments. Additionally, SFU and the areas near it are poised to host many new homes. As a result, Russell anticipates that “In the next five to ten years, I suspect that [Burnaby] will be like Downtown Vancouver, more tech hubs, office spaces and just an ecosystem, where you live, work, and do everything in Burnaby.”

Top three questions.

How would you describe Burnaby to a potential buyer?

I would describe it as a pretty central location where it’s close to everything, accessible by transit, SkyTrain, or drive. It's a growing community so there’s still so much potential; [it’s a] safe neighbourhood, whether you’re young or a growing family.

What is your overall impression or opinion of the market in Burnaby?

I think that it is strong, during the hot market it peaks, but in the down market, it holds its value very well. There’s lots of development, lots of businesses also that open up from restaurants, shops, clinics to sports facilities. It has everything and you never have to leave it.

How has the property market in Burnaby changed over recent years?

Just from my short experience since I started I think that there are definitely more homes that are being built. It’s attracting young crowds and people, professionals, all sorts of backgrounds. More and more people are considering it if you’re coming from Vancouver and want more space. It will keep growing and rising (in value and in the height of the buildings). It’s like a Downtown 2.0!

UniverCity is a neighbourhood being developed near SFU at the top of Burnaby Mountain. Consisting of condo towers, mid- and lowrise strata and townhomes, multiple developers are constructing homes here.

“We’re on top of a hill, you can breathe fresh air. It’s a little bit away from the busy city, but you still have a whole ecosystem in the campus,” says RealTours Season 2 cast member and agent Russell Dela Cruz.

UniverCity consists of four areas: West Highlands, East Highlands, the Slopes and High Street. West Highlands is currently being built, and is home to condo developments like Terraces at the Peak, Crescent Court, Hamilton and Parcel 21, which offers 90 units of below-market rental housing.

East Highlands was the first UniverCity area to be developed. Here you can find developments like One University Crescent, and Verdant@UniverCity. This area contains University Highlands Elementary School, Richard Bolton Park and the Burnaby Mountain Conservation Area, so families looking for homes close to schools and open spaces will find much to like here.

High Street is where you will find shops, restaurants and services. This area has both established buildings and new developments being built. Current buildings include The Cornerstone apartments, The Hub condo complex and CentreBlock, which is an apartment building plus three-storey townhomes. Parcel 24 is currently being developed and will offer 227 units when complete.

The Slopes is on a hillside and is mostly low-rise housing. Currently existing residences include, Origin, Lift and Nest, all of which are low-rise residential buildings, and Veritas, which offers one- and two-bedroom apartments. Upcoming homes include Fraser, a condo and townhouse development and Oslo, which offers condos, lofts and walk-up homes.

As Russell explains, “Here at SFU, I feel you still have that peaceful, quiet nature setting, but at the same time you’re in the middle of many different cities. You can go to Coquitlam, you can go to Vancouver – you might be surprised, because it might not have been on your list in the first place, but as soon as you’ve seen it you might think ‘hey I can live here.’”
