This was my first time selling a property so I was very weary of who I was going to contact to take care of my condo sale. After some research online, Dave Elfassy's team came up on a few different sites with excellent ratings so I decided to reach out. My message was responded to immediately and I was informed that Muiz from their team was going to work with me directly. Muiz was professional, efficient, data-driven, and super communicative through the whole process. The property was quickly posted with excellent photos and he provided me with weekly updates via a 5-6min video which was super convenient for me. The property was able to sell quickly (even with multiple other units in the same building for sale). Sean Millar knows how to seize an opportunity! Any realtor can list your property and wait for another agent to bring the buyer; not many will recognize and pounce on an opportunity that arises unexpectedly. When leaving our condo for a fun Instagram video he had just shot, Sean saw what looked like potential buyers with their agent in the lobby. He could have determined that he was too busy and left but instead he stopped to say hello & ask "are you here to see our unit?" They were not and, in fact, they were there to see, and looking for, a much bigger unit. That didn't stop Sean. He convinced them to take a look and talked up the features of the unit which had just listed the day before. They didn' t have time that day (Wed) but scheduled a showing for Friday morning. They submitted their offer that same night, for a property that they would have otherwise not even looked at!! You never know where your buyer is going to be and Sean could have easily missed the opportunity twice; once by not stopping to chat and twice by accepting that they wanted something bigger. I had a real great and successful experience with Daniel Fisherman and the Elfassy Team. Unfortunately, I had retained another agent 5 months earlier who not only failed to sell my property but gave me terrible advice which locked up my property for several months over which time it lost hundreds of thousands of dollars of value and did not sell. My partner and I had an exceptional experience with Sharen. To be honest, my first experience with a real estate agent was not good. I did not have the best experience with that person, and I paid a heavy price in my first real estate transaction. With that experience in mind, we were seeking a sales representative to assist us with the sale of our old home and the purchase of our next one. But with Sharen, not only was she friendly, easy to contact, and supportive throughout, she also provided sound advice regarding property value, sale strategy, and neighbourhood/home knowledge. I admit that we were relatively new to the real estate business, including market prices and property type values. We had one one-bedroom condo and were pessimistic whether it would sell without giving a steep discount, given the current market we are in. My hopes were not that high, but we relied on and followed her expertise. To my pleasant surprise, with the help of Sharen and her team, we were able to sell well within our expectations - Couldn't have done it without the staging consult and support from the Team Elfassy! This set us in motion to look for our new home. She supported us with booking and taking us to viewing appointments for more than 15 (I think) places. We were careful in choosing our next home, and Sharen respected our philosophy and supported our long journey of finding one home that we eventually felt good about living in. After that, working with the seller to negotiate the price, advocating on our behalf regarding inspection and repairs that followed from inspection, and working closely with the lawyer and the mortgage broker to ensure that we meet the requirements for the purchase transaction before the closing date. Beyond that, there are many other things she did to ensure a smooth transition towards the closing date, and made herself available even after the closing date (i.e once we moved in) to answer our questions and to check-in. Overall, it was a phenomenal experience. Not to mention the 1% commission (the fee was clearly explained in the beginning, and there were no hidden costs). We would recommend her and team Elfassy to those who are either looking to buy their new home or sell their current home or do both! I trust that they will be in excellent hands!
