Janette is a treasure. We used her to help us find and buy our first home, which can be very stressful. We ended up deciding to go $20,000 over asking (trust me, it was a steal!) and Janette had the brilliant and intuitive idea to bid $100 more as the other bidders would likely submit straight $20k over asking. She was 100% correct. We ended up purchasing our dream home by out bidding the other two applicants by $100.
