After consulting with Byron and Shirley we listed about 20k over what we we thought our house would sell for. The day we listed our home hit MLS at 2:00 pm, we had a viewing at 2:30 and an offer $2,500 over list by 4 pm. We also had 15 additonal viewings during the week and another offer. Bryon and his team recently sold our condo that was being rented during part of the sales process. We were concerned that the tenant may not be very cooperative, however, Bryon told us he lots of experiencing working with and selling Tenanted Rental properties in Calgary and Surrounding area. In the end, he was not able to win over the tenants ... and they refused nearly all showings. Soon enough, the tenants left & Bryon was able to sell the condo quickly. I met Bryon riding bikes ... so he was naturally the first call I made when looking to sell my attached home in Highland Park, NW, Calgary and moving into a downtown condo. Bryon knows the environment well, and really works hard to help you find what you're perfect fit. Bryon was one of the friendliest people you will meet but he really does his best to tell you what you want to hear. He made more of a mess of things and said he was working hard for me but in all reality. I did more work then he did. Said he could personally sell me house as he has lots of contacts. Never came through. I did get what I wanted as an asking price only because I waiting. he kept beating me down to settle for much less every time an offer came in. The day the new owners originally came in to look at the house i was doing repairs to a wall. I was the person that really sold the house. Then when i asked to negotiate his commissions as he really didn't do much in the sale. His reply was, I worked hard for you and refused to take a reduction. Not to mention he will give your personal information to anyone that calls. I am not talking public information either. His assistant was awesome. I recommend not using this guy as he care about nothing more then what he can get out of you. Thank you for reading.

Selling our property through Bryon and Shirley was a very smooth process. They kept us informed and gave us plenty of feedback on the showings, which helped us prioritize what needed to be fixed or "prettied up" on the house to generate more interest. They also have a good grasp of prices, in fact after a couple of weeks listed, they already know pretty much what price the property will fetch based on the interest and surrounding sales and listing activity. I recently purchased a house from the listing agent of Byron Howard and am extremely disappointed in how they represented the house in the feature sheet and when the house was delivered, a significant feature was removed (worth $4,000). I find this dishonest and despite trying to get the feature returned, they basically told me to go away. The selling client left appliances non-functional (central vacuum without suction due) and dishwasher (would not empty water). It was not possible for the inspector to have realized these defects upon inspection. I tried to get this fixed as well and was also told that it was too bad. If you are purchasing a house that is represented by this team, be careful and double check everything. Buyer beware as they will not help once the sale is done.
