Well I'll burn it. Kind of all started with Hotel Vancouver. It's over 100 years old, the Fairmont purchased it and refurbished it but it up to Modern standards. So over the years there's been a real Evolution from just a normal street, the sort of our high-end Street in downtown.

So it's really what makes it unique and probably one of the best downtown's in North America. All right, we'll talk about commercial. But what about the residential plan for the area? What is it? Now, what's the future look like, what?

We're seeing now is developers have purchased, really nice sites all along Alberni, you know, starting from Berard, all the way down to Stanley Park and really wear it. That's where the second phase of Coal Harbour is coming in. We're seeing really Ultra Luxury developments over. And of course, I got access to all the current amenities that are along, along the street here, billionaire row, Ultra, luxury luxury.

That's just completing behind here is the financial district. So we got, you know, professionals and you're just a walk away from from your office and home. So I've noticed that some of the bill

He's around here like half patios and half without them. What's happening? There's a lot of mixed use buildings in Coal. Harbour for example, Rogers Tower is office and residential mix, Fairmont Pacific Rim, it's a hotel residential mix what makes this particular part of coldharbour so special. I have always loved walks down by the convention center and Canada Place stopping to take in the sights. Watching the sea planes, taking off or grabbing, some amazing baclava, unlike other Financial hubs, Vancouver's multi-purpose properties ensure that this place isn't just a Monday to Friday 9 to 5 kind of deal. I have to ask, I've heard a lot of things about Cole Harbour being slightly, less exciting, a little bit.

And we saw this trend with Yaletown, you know, we kind of saw that it took about 15 to 20 years for this neighborhood Yaletown to be fully established. Obviously we are a little bit limited with the geography we have. What's it look like? Well for this area the Western Bay Shore you know it was purchased about 10 years ago bike.

Concord Pacific and they have a development permit on it and soon potentially coming to Market about a 60-story condo and then they're going to refurbish the hotel itself. What you've been saying about block by Block in a city and how quickly a lifestyle can change depending on where you are, what we've seen. They all sort of missed the mark in my opinion but land a group over here is really hitting the nail on the head with this amazing Boutique building. Don't seem as concerned about maximizing units. Is that the case. Well, those are areas.

Whereas here, with these developers, the really going for a long-term home property where, you know, when the person buys it they'll hold it for 5, 10, 15 years. You're not going to see a lot of turnover in these buildings, especially once they live in it to have the amenities people get used to it. They love this neighborhood. You're not leaving, right?
