White Rock side Surrey known for their Coastal communities and laid-back fights, but we wanted to check out what's going on under the hood, which is why today I co driver is none other than Grand Tour himself teetered, Lackey. Who is going to show us around this little slice of paradise from the iconic. White Rock will be hugging the coastline. All the way, present beach before shifting gears and had an inland check out what Morgan Creek has to offer.
So, warm up those engines, and let's not be idling because this tour just got its green light.
Thank you so much for entering on this adventure with us today. Glad to be here it is. Such a beautiful day. I'm so excited to be in White Rock and I'm very excited to hear what this place is because I've seen so many cool cars and so many cool people already. Well, this part of South Surrey is tourist destination as well as the locals love to come out here on a daily basis when it's sunny and we have beautiful Promenade for walking around. We have a stunning pier and the beaches here are amazing. It's one of those.
Things with Coastal communities, isn't it? It's like, is it just a tourist Posh or do you actually have local life as well? There's a lot of local life here as well. So it's a good combination of that whole touristy and the locals hanging out. Talk me about the lifestyle and why are people moving down to these areas? Well, again, in the summertime here, obviously, it's just the beach and being here in all the restaurants. And it's, it's an amazing place to be in general. That's what really brings people out this way. Tell me something that people, don't you?
Usually know about you, I love cars. I've always been involved with muscle cars and Hot Rods from a very young age, probably before I had my driver's license. Yes, I have a quite a little bit of a collection of cars. And I anytime that I get a chance to go for a drive and something more fun than a regular vehicle. You'll see me out there amazing at Peter. I'm passing by all these houses here and I really want to get to see this community. Let's pull over and let's check out my drop. Fantastic.
Peter. This space is beautiful. I can see why everyone is fucking down here. You know, everyone loves White Rock but I mean, look at this. Where else in Lower Mainland? You have this and so much space to do it and right across from all these great restaurants. It's just an amazing place to be. Tell me about the mix of residential and Commercial.
Here on the strip. And as we move up the hill, all on the Strip, we have obviously commercial buildings on the bottom, which have restaurants and ice cream parlors, and lots of different things to do above them. We have Condominiums and fair bit of them in both directions, new and old and behind this trip. We go into single family homes with amazing views of the islands and to the south of us here. Gorgeous views who's purchasing or moving to this area. So White Rock proper right now is majority. I would say, retirees, empty, nesters and lots of investors this is obviously
Bustling right now, crazy busy. But what is the vibe for this place from Summer into the winter months? So during summer months, we obviously have a lot of locals and a lot of tourists and people coming from the Lower Mainland here to enjoy the beauty of it all. In the winter, it definitely slows down. You definitely enjoy it as a slower Pace to area. What is the potential for development than in this area? So because we have such limited amount of land here, the properties continue to increase in value in this neighborhood. However, in this neighborhood, you will only see single family homes.
And any new development is, based on Old homes being knocked over and developers building those and selling those off. So, again, property values, continue to increase. It's so interesting to see such a well-established strip iconic to the Lower Mainland in general. Yes. And how that is. Developing the further up the hill, we go, I'm really curious to see how Crescent Beach. Differs from White Rock, though. Oh, I can't wait to take you there. Let's head there now.
Growing up in Ireland. You are never too far away from a beach at least, not by b.c. standards. Anyways, we're a two hour. Drive is basically like popping out together back milk. However, the Irish weather meant Seaside towns had a relatively short shelf life every year, which is why it was so reassuring to hear Peter talk on the year-round appeal for a community, like White Rock. And our living here is more than just summer loving and Peter, you
Drill to your whole life. No, I was I would say that I'm more of an entrepreneur. I tried many different businesses, some successful, some not. But I always wanted to be in the real estate but it was something that you know when you're doing something else in life that's doing. Well, it's hard to transition. And then one day, I just decided I have to do it and I decided that's it. I quit my job and when I got my license and have never looked back, that is the real entrepreneurial Spirit, isn't it? I think so.
I think it's you just make up your mind to do something, you do it. What we'll what is it that you enjoy specifically about real estate? But to think we kind of makes you stay here. I love putting people into places that they actually love to be in, right? And it's the art of the deal for me. Yeah. So you know, I try to explain this, to many clients, it works both ways. If you can make your buyer happy and your seller happy in a transaction, that's the best deal in the world. If one of those clients, whether it's a buyer or seller, whoever you represent is unhappy at the end, then the deal was
Unsuccessful while White Rock was all wet and good, I wanted to get off the Beaten Track, a bait and head further up the coast to a local favorite Crescent Beach to see how life along the bay. May look without all the restaurants and tourist spilling about.
Peter, I get it. This is the new house you're talking about and these are the Cottages that were 100 years ago? Correct? So, this is basically a new-build where there used to be a cottage and you have to remember again that, you know, Crescent Beach was a cottage Community for everybody who used to come out from Vancouver as their vacation home. So you do have these old Cottages that have been restored. Renewed fixed up that people live in and or they demolish them and they build their new palettes. This is Vancouver this
Vancouver right there. You can see here in the distance. Plus the North Shore mountains and then obviously off to the South here, we have the United States right there, the beautiful islands. This is absolutely stunning. Who's buying here in comparison to what we saw earlier and White Rock. You know, this is very much a very quaint, small community. It's locals who live here. Whereas opposed in White Rock, it's very much more commercial, more restaurants, more tourism, little bit more. Community-focused is very much Community focused, okay, I get that this place is desirable.
But how realistic is it for Alison to actually show up that you can buy. So again, there's not a lot of flippers here. So once you're set in this community, you tend to stay much longer than most communities. However, there are always one or two that pop up with, in this little community that are for sale. After going to jump on them fast, you have to go take a look at them to make sure that they fit what you're looking for. Great views. Amazing, gu skimboarding at your doorstep. Absolutely, I heard that there is another Community though, that is a little further, Inland, that's going to contrast everything we've seen today, absolutely. And it's
It's also amazing. Let's go take a look. Okay, so we live the skimboarding that. What's your favorite part about cut? The beach biking. Paths house is amazing. The ability to tear down and build new in Crescent Beach made for a quite unique type of housing. It's also one of the few times in the series. We seem to be finding homeowners that are at the later, end of their real estate, Journey, content, choose stay settled on the Crescent with no desire to move. And to be fair, with views, like these, who can blame them,
All right, Peter what is the biggest lesson that you've learned from being a relative to be extremely blunt with my clients don't hold back. And and as an example, if we walk in the house and my clients in love with the house but I see fault with it. I take my client side and I say there's something wrong with this house, we can't buy it. You can't buy it for a certain certain reason and it's amazing that some clients will argue with you but I really have their best interest in mind. So being blunt is the most
important part.
While Seaside living is definitely a Vibe. I knew that there was more to South Surrey than just luscious peaches and Peter had just the community in mind to help show the diverse range of properties that this neighborhood has to offer.
So this is Morgan Creek proper. It was originally a master planned Community surrounding the Morgan Creek Golf Course and as you see it's completely quiet and peaceful here. It's so tranquil talk to you more about this. Master plot, certainly sold more than Creek was developed as a master planned, community. So it included having all the homes surrounding the golf course. So that was the main appeal of this originally and then it's just grown and grown since and on this side of the golf course, we have with our larger homes with larger.
He's on the other side where the elementary schools are obviously have much more family-oriented, slightly smaller Lots but more families. Let's talk about people who are trying to get into Morgan Creek. Who are those people? What part of the real estate Journey? Are they in again? It varies from side to side and from what size properties were looking at. So again, there are lots of empty nesters were coming here to settle down to be closer to the golf course. And the families are coming in, who have either had homes elsewhere and want to move to a quieter subdivision or again closer to the golf course, it's such a clean.
Quiet, subdivision, it's it's sort of what your dream would be on a TV show, where everyone has her little house. Everyone has their space. All the gardens are maintained, everything is well, kept and again, just the fact of how quiet it is. What kind of appreciation are you seeing in the properties and are people doing like we saw in Crescent Beach where they buy and tear down and build new again? So Morgan Creek is not old enough for them to be yet tearing down homes and building new homes. But there are a lot of homes that are being refurbished. So so a lot of them homes that are being renovated.
Here are being upgraded to be a little more open and brighter and cleaner looking. So modern a little more modern, it sounds like we're going to be looking at something that was once quite dark but potentially much brighter. Now it was originally built as a very dark home inside that was what the original developer had wanted it to be the new owners have converted to be very modern and light. So we'll take a look and I'll show you what that looks like.
This is such a unique layout to a house. Is this similar to what you'd find in any of the other properties around Morgan Creek. So, originally the original Lots were sold off, individually to different Builders. So every house is completely different, and then afterwards, they were added on to the different streets. They would sell again, two different builders for buyers and tell me a little bit about the story of this house and development, it went through, certainly. So this house is approximately 15 years old originally built for the
Le purr, the buyer who is at the time? Designing it and it was built in a very Chateau Styles, very dark little over the top in most people's opinions at such a political way, to say I'm trying because everyone has their own style and the buyers that purchased his house were looking to modernize it. Make it more French Riviera. So they've lightened it up and change the flooring so it's a light herringbone they've changed all the Cabinetry. They redid the kitchens they treated everything in this house for their particular style and the same with the outdoors we see.
Amazing pool and jacuzzi, right? So this particular property had the pool already, so that's a big bonus for these buyers, but they did Fair bit of landscaping upgrades for this home. So then how do you see a house? That's it, French Riviera style fitting into the current trends and potential resale. So I think the Bible this house although French Riviera it's very classic the colors that they chose and everything won't go out of style. These have been in style for a very long period of time and because of the classic I think that many people in

White Rock South Surrey beaches and hot rods. What a tour? I spent so much of my time in VC up until now heading towards the mountains of North completely neglecting the seaside living, just below me, White Rock has always just been a place you go for a day trip but even after a few hours it was obvious. Why would want to live here? Like Peter said, these neighborhoods might not be on the carrots for me in the immediate future least of all because baby.
Government won't even. Let me buy a house. Yes. But when the opportunity does come up, you best believe. I'll be putting my foot to the floor.
