Richmond can be divided into three key areas, the airport to the north, Richmond Central (where most people live) in the middle and Steveston to the south. The SkyTrain connects both the airport and Richmond Central to downtown Vancouver, with condo towers rising up around key stations. Further south and west, expect more single family homes, townhomes and low-rise towers. Though it’s technically a suburb, it’s still influenced by Vancouver’s housing market thanks to its proximity. As in other parts of Greater Vancouver, Richmond is seeing a building boom. According to Vincent Lim, an area expert agent and part of RealTours Season 1, "there are a lot of big developers in Richmond, and that makes Richmond strong,” he says. Currently, active listings hover around 1,300 after seeing a recent plunge.

Two-year trend

Median list prices have held steady near $1.15 million for the past few years. While this is a high listing price median, keep in mind that the detached single-family homes that make up much of outer Richmond’s housing stock may be pressing on the scale. You can likely find condos and townhomes for less than this price.
