West Newton is a small community just to the west of the King George Highway on the north side of Surrey. The neighbourhood has a lengthy history, and is named for its founder E. J. Newton, who settled in the area in 1886. The building of the BC Electric Railway helped the area grow exponentially in population, and the intersection of King George Highway and 72 nd Avenue became a major town centre in the area. West Newton Residents can take advantage of the community's numerous green spaces and its youth and seniors' centre. The community also hosts an annual Vaisakhi Parade that attracts between 80,000 and 200,000 people. West Newton is home to a campus of one of the Lower Mainland's largest colleges, Kwantlen Polytechnic University. West Newton real estate differentiates itself from surrounding neighbourhoods because of its saturation of townhouses and apartment duplexes, as opposed to the high proportion of detached homes in nearby Fleetwood and Cloverdale. This higher proportion of attached homes keeps the average price for a home in West Newton lower than its neighbouring communities. Prices for homes in West Newton range from around $100,000 for an apartment to just under $1 million for a large estate. The average price for a detached home in West Newton is $509,032.
