Situated on the flat delta land that lies south of the Fraser River, North Delta enjoys a good reputation. Solid industrial jobs have lent an air of working-class prosperity to the area, as well as a laid-back atmosphere distinct from the rural vibe of neighbouring Ladner or the refined precincts of Tsawwassen farther south.
North Delta's rough edges are kept sharp by affordable housing that attracts new immigrants who make the community a multicultural mix. Businesses reflect the many cultures calling North Delta home, with grocers and restaurants serving up a world of flavours. Parks and conservation areas, such as Watershed Park, highlight the community, recalling its riverfront heritage. North Delta Community Park is home to the North Delta Recreation Centre and pool. Additional parks include McKittrick Park, the adjacent Sungod Aquatic Centre and Kennedy Seniors Centre and Lawn Bowling Green.
North Delta average home price in February 2011 was $522,733 for detached dwellings, but individual neighbourhoods can offer less expensive housing.
