Vancouver’s much-loved Grandview neighbourhood is located in the heart of East Vancouver. As one of the city’s most diverse areas with a distinct boho vibe, Grandview counts the colourful Trout Lake and Commercial Drive communities among its ranks. The area is also on the brink of major change, with the imminent presentation of the new Grandview-Woodland community plan to city council for approval.
Looking at the properties currently on the market in this dynamic East Side neighbourhood, we found detached houses ranging from under a million to $2.5 million. The lowest-priced duplex was, surprisingly, priced at the same point as the most affordable detached house. And for home-hunters with a smaller budget, we found a tiny but gorgeous coach house on the market for just over half a million. However, this uncommon listing also takes the prize for the highest cost per square foot on this week’s list.

High Low_Grandview_Coach House
A rarity in Vancouver listings, we figured we’d throw in this freestanding coach house. Just steps to The Drive, this home offers the freedom of living in a detached house at a fraction of the cost (and size). The three-year-old, single-storey, one-bedroom coach house is a modest 542 square feet and was newly built as part of the Robertson Presbyterian Church Heritage restoration. It features a private patio and well-designed, open, split-level layout that belies the home's square footage.
