New York City is famous for many things: pizza, fashion, taxis and more. But there’s another thing that makes it iconic – its rows upon rows of brownstone townhomes. These iconic brick homes offer a balance between urban density, spacious interiors and unique design that makes them highly desirable. And until recently, they’ve been rather hard to come by in Vancouver. That’s where FORME Development’s King & Columbia comes in, a collection of 14 brownstones in Vancouver’s Riley Park–Little Mountain neighbourhood.

“Vancouver is really known for its more contemporary architecture and these brownstones really offer a distinct kind of historical and aesthetic alternative, which is really nice,” says Real Estate Advisor Tory Haakstad at Rennie.

Still, even though these townhomes are inspired by New York City living, they have a distinctive Vancouver twist. On the outside, you’ll find expansive patios and decks, designed to take advantage of our mild climate and breathtaking views. Lush landscaping adds to the West Coast feel, while front porches keep a nod to the housing’s East Coast inspiration.

“Some of them are stacked, so the ones that are stacked on King Edward have beautiful, 360-degree views. And then you have a massive rooftop patio. And some of our other units have 800 sq. ft. of outdoor space. Plus, you have some outdoor space outside of your primary bedroom, which you're getting kind of more Northwest views, which is really nice,” says Tory.

Interiors are spacious and open, a departure from New York City’s notably smaller living spaces. With wide rooms and plenty of natural light, these townhomes feel much more like single-family homes. Overall, rooms are 6 ft. wider than typical townhomes and ceilings reach 10 ft. high. Bay windows will let in even more light, too. “A lot of our townhomes are up to 20 ft. wide, which in a typical townhome you'll see kind of like 13-, 14 ft. wide,” explains Tory. “So it really gives you a lot more space. And I think it's really nice for families that are growing and you have more room for your kids to run around and places to store things. And then also for downsizers, I'd even say more so because they're so used to being in these big spaces and these big homes.”

Indoor-outdoor living in a lush, green and walkable neighbourhood.

Combined with your patio and outdoor areas, you’ll experience indoor-outdoor living throughout the year. The kitchen features Fisher & Paykel appliances with a gas range and a spacious island for prep work, while patios have gas hookups ready for a BBQ.

Adding much-needed “missing middle” inventory to Vancouver, these Brownstones are just a short walk away from the Canada Line’s King Edward SkyTrain station. Adding to your urban lifestyle, cafes, coffee shops and restaurants are also a short trip away by foot on Main St. In your neighbourhood, you’ll find Queen Elizabeth Park and the Hillcrest Community Centre.

“It's really a family-friendly atmosphere and has a really good community feel. It has Queen Elizabeth Park right beside it, which there's like a little mini golf, which I always love to go to,” says Tory. “And lots of great areas to walk your dogs in the parks, which is really nice. It has a great school catchment. And you're so close to the airport and the SkyTrain is within walking distance.”
