This absolutely beautiful character home makes it into the top five priciest properties sold July 24-30 in the region covered by the Real Estate Board of Greater Vancouver. It is a lovely five-bedroom, four-bath, 104-year-old house in the Quilchena neighbourhood on the West Side, with manicured gardens and an elevated position that gives it those incredible northern views. Inside the home, most of the period features are intact or restored, including wood panelling and beams, inlay detailing on the hardwood floors, and leaded-pane windows. The large kitchen has been fully renovated, with crown moldings still in place. This stunning property sold for $79K under its asking price, having been listed for 37 days.

Another West Side property with an elevated position and incredible views is the fourth most-expensive home sale of last week. But unlike our #5 entry above, this sale is much more about the sheer land value – the listing doesn’t even describe the home, just the amazing 5,500-square-foot lot in prime Point Grey. The 1930-built house itself is a virtually guaranteed teardown, with four bedrooms and 3,460 square feet of very outdated interior space. This property sold for a considerable $699,000 below its $5,499,000 list price having sat on the market for 154 days, waiting for that buyer with redevelopment vision.

One property that has already seen a sizeable redevelopment is our third priciest home sale of July 24-30. This is a 2014 custom-built home in Richmond’s Broadmoor neighbourhood, with five bedroom and six bathrooms, on a huge 10,890-square-foot lot. The luxurious, contemporary interior boasts grand high ceilings, fine finishings throughout, a movie room and a wine cellar. This chi-chi home sold for $530K below its list price after 11 days on market.

The priciest detached house to sell last week was the $5 million purchase of a large, six-bedroom family home in the desirable West Side’s Arbutus neighbourhood. Yet another West Side property on this list to boast incredible northerly views of the city and mountains, the home was built in 1989 and has six bedroom and six bathrooms. The beautifully maintained interior also has a media room, recreation room and den. This lovely house took 99 days to sell and went for $498,000 under its list price.

Unusually, the priciest property to sell last week was a townhome. But what a townhome this is! One of the coveted properties that have patios that open right up to Yaletown’s False Creek seawall, mere feet away from the water, this home has three bedrooms, four bathrooms and 2,379 of smart-home living space. Not only is there a spacious patio with a gate to the seawall, but the home also has a balcony off the master bedroom on the second floor, and a spectacular private roof terrace above. Plus the new owners will be able to enjoy all the fabulous amenities that the Kings Landing complex has to offer. This home was snapped up for exactly its $6 million asking price after just three days on market – not even time for listings photos to be taken, so we grabbed the above screenshot from Google Street View.
