The number of listings on the market has been fluctuating in the 400 to 600 range for a while now, and currently hover at just less than 600. While there are dips and peaks, the overall trend indicates that supply is available for those looking to move to East Van.

“The ease or difficulty of buying largely depends on the buyer's preparedness and expectations. If you have educated yourself on the types of properties that are available, engaged your team of advisors and are realistic, it can be fairly smooth,” says local agent and RealTours cast member Karen Carter.

How has the property market in East Van changed over recent years?

The property market in East Vancouver has experienced notable growth and transformation. It has attracted a broader range of buyers, from young professionals to families and investors. There have been numerous condo developments along the main corridors, townhouse projects that appeal to young families and a noticeable number of new half-duplexes of late. And there are still people buying older homes and restoring the character! This evolution has brought a blend of modern living spaces while preserving the area’s historic charm. The median price of homes in East Van has stayed near the $1.3 million to $1.5 million mark for the past few years. But that doesn’t mean you’re guaranteed to pay this much for a home, and it is possible to snag a bargain. Karen explains, “Engage your advisors, educate yourself, be prepared, be willing to invest the time and be flexible. Once you have prepared, have clarity and understanding of what you are really looking for and why. You can make the decision quickly when the right opportunity comes up.”

As for investment opportunities, Karen thinks that, “some emerging neighbourhoods within East Van might offer greater potential for appreciation compared to more established areas. Buyers who invest in these areas early may see substantial returns as development progresses.”

The value of your home anywhere in East Van is likely to increase regardless, however. “The area’s appeal and ongoing development contribute to this upward trend. As East Van continues to evolve and develop, property values are likely to benefit,” she says.
