Cultus Lake shows a highly seasonal pattern when looking at view counts. Listings get more views in the spring and summer months. This aligns with the area’s reputation as a vacation destination. But remember there are not many total listings in the area as a whole. As Kristina Legault of 21 Creekside Realty and a cast member of RealTours explains, “There isn’t a ton of inventory through Cultus Lake and what we see from buyers is if they really want to have that lake access lifestyle they will wait. If they want the lake lifestyle but need a bit larger home with a larger lot and a garage, then they will go to the Sardis side of Chilliwack.”
Also, remember that in Cultus Lake town proper, listings are 21-year leaseholds, but in nearby areas like Lindell Beach, freeholds are available. “Be aware if the land is [leasehold] owned by the Cultus Lake Park Board or if it’s freehold. Plus always check title and zoning,” Kristina says.

How would you describe Cultus Lake and nearby areas to a potential buyer?
It’s quite peaceful and surrounded by nature. You feel like you are away from it all but it’s only five minutes to go shopping, there is an excellent elementary school and the middle/high school is not far away, so it’s the best of both worlds!
What is your overall impression or opinion of the market in Cultus Lake and nearby communities like South Sardis in Chilliwack?
Markets are always changing and evolving; as a buyer, you cannot go wrong purchasing in Cultus or South Sardis.
How has the property market in Cultus Lake and nearby areas changed over recent years?
We have seen a huge increase in values over the last six years and more people coming from other cities in the Lower Mainland and Fraser Valley for the relaxed lifestyle and better bang for their buck.

List prices in Cultus Lake recently have tended to hover just above $1 million, but sale prices have dipped below this. With many leaseholds in the area, these prices make sense. However, being a vacation destination, Cultus Lake may tend to attract more bidding wars as the season approaches, so keep this in mind.
According to Kristina, if buyers want a bargain, “while these are few and far between as property values, especially near water, have a premium, there are homes that are in original condition and need a full remodel, including the un-exciting things such as heating system, roof, exterior, windows and the like.” If you are willing to put work into a property and don’t mind searching and waiting, Cultus Lake could be a more affordable place to buy.
