Kristina Legault is an expert on the market in Cultus Lake and Chilliwack, so we asked her for some insider tips on what Homeseekers can expect if they choose to buy a home here.

How would you describe Cultus Lake and nearby areas to a potential buyer?

It’s quite peaceful and surrounded by nature. You feel like you are away from it all but it’s only five minutes to go shopping, there is an excellent elementary school and the middle/high school is not far away, so it’s the best of both worlds!

What is your overall impression or opinion of the market in Cultus Lake and nearby communities like South Sardis in Chilliwack?

Markets are always changing and evolving; as a buyer, you cannot go wrong purchasing in Cultus or South Sardis.

How has the property market in Cultus Lake and nearby areas changed over recent years?

We have seen a huge increase in values over the last six years and more people coming from other cities in the Lower Mainland and Fraser Valley for the relaxed lifestyle and better bang for their buck.

What do you think it will be like in the next five to ten years?

Continued growth, new construction, rezoning for more density, increase in value/price and owners continuing to create value with renovations and updates.

What sorts of homes are usually for sale in Cultus Lake? (Detached, townhome, condo, etc.?)

In Cultus Lake, it’s almost all single family homes and small cottages!!

Is it possible to snag a bargain?

Yes! While these are few and far between as property values, especially near water, have a premium, there are homes that are in original condition and need a full remodel including the un-exciting things such as heating system, roof, exterior, windows and the like.

How old are homes in Cultus Lake, generally? What about nearby areas?

Generally you are looking at 1960s small one-level cottages but a lot of homeowners have either taken homes down to the studs and rebuilt, making them three-level homes as the lots are also on average 2400 sq. ft.

What do buyers look for in Cultus Lake and its surroundings?

That depends on where you are in Cultus Lake. There are the homes on leasehold land (Cultus Lake Park Board owns the land) and then [elsewhere nearby] homes in a somewhat more typical style neighbourhood with freehold land but these are generally older homes on larger lots. If a buyer is looking for a home on or at the lake, then it’s typically a cottage that either needs updating, still has the cottage footprint but updated or new construction.

Do you think buyers will have a hard or easy time getting a home in Cultus Lake? If they broaden their horizons to nearby communities, will they have better chances?

There isn’t a ton of inventory through Cultus Lake and what we see from buyers is if they really want to have that lake access lifestyle they will wait. If they want the lake lifestyle but need a bit larger home with a larger lot and a garage, then they will go to the Sardis side of Chilliwack.

How satisfied are buyers, generally, when they buy a home in Cultus Lake? To what extent can they expect their home to increase in value?

Property value in Cultus Lake tends to appreciate the same as other areas. For buyers who are looking for the lake lifestyle, meaning they don’t spend a lot of time at home – they are either hiking, boating or sitting at the beach – they absolutely love it! Another key point of living in Cultus is that you feel like you are away from it all but you are only five minutes to all your shopping needs and the elementary school is amazing with bus service for the kids for middle/high school.

What, if anything, should buyers be cautious about when considering Cultus Lake?

Be aware if the land is [leasehold] owned by the Cultus Lake Park Board or if it’s freehold, plus always check title and zoning!

Are there any development projects are you excited about in Cultus Lake or in nearby communities?

Nothing in Cultus Lake at the moment, but Garrison (in Sardis) continues to grow, which is about a five-minute drive with another development proposal in the works.

What sorts of buyers usually end up moving to Cultus Lake? (Families, singles, etc.?)

There is a good mix of people from young families, singles, couples, retired and or people who have a vacation home. Cultus Lake is really about that outdoor lifestyle, connecting with nature and spending time with family and friends.

Is Lindell Beach an option if buyers can’t find anything in Cultus Lake proper?

Yes! This is further up from Cultus Lake on the way to Columbia Valley and there have been a few new developments over the last few years for a more traditional home – two-storey with basement, ranch style home, two-storey or cottage style home.
