To Whom It May Concern: I have known Yuliya for 5 years. I first heard about her after she sold my son’s condo in 2019. Magnus, my son, was impressed with her professional manner and felt she was looking out for him as the seller. Around this time, I was taking ownership of a prebuilt condo, and the original real estate representative had disappeared. Yuliya stepped up and helped guide me through the orientation and possession of the condo. She was excellent and would not take anything for her services. After that, Magnus and I were convinced she was the person who could help us with our small condo business. Since that time, Yuliya has sold some of our existing condos and helped us buy some prebuilts. Every time, she has gone beyond what we expected. Here are a few examples of her honest, reliable behaviour: • keeps us informed of new prebuilds in desirable areas and gets us to the "front of the line" for viewing and/or special discounts (this has happened on four occasions), • does not pressure us or use tactics to try and get us to buy or sell our properties quickly, • arranges for renovations prior to a unit's sale and then overseas and ensures that the work is done expertly and on time, • is always available to answer and promptly return my many phone calls and texts, • thoroughly explains any agreements for sale and works for us as a seller or a buyer to get an outstanding price point, • was instrumental in finding us a proficient notary, and • is helpful in linking us to mortgage specialists to obtain mortgages for prebuilds (saving us thousands of dollars). Yuliya, is just the best. I was buying from the US into Canada. She made the process super easy, went out of her way to help me navigate the Canadian system and was always available to help. Besides being very friendly, easy to work with and always dependable, Yuliya went above and beyond in helping me with issues that a realtor doesn't normally handle! I recommend her without reservations!

Could not have done it without her! Yuliya was so amazing at always following up with us after every viewing with additional information about the place, the area, what to watch out for etc. She has great intuition and was able to nudge us away from bad or misleading options or viewings. I was so impressed that she never pushed us or implied that any particular place is right for us or the best we're gonna get. She always just gave us the details, good and bad, even if it meant we were less likely to pull the trigger based on this info. We now have a fantastic two bedroom in the area we wanted for a price we were comfortable with it!

Yulia Lys is the best choice we ever made in regards to real estate. My wife and I were new to the Vancouver market and Yuliya was kind and patient as we slowly figured out how this crazy city works. She was an amazing advocate for us as first time home buyers and was incredibly transparent on all aspects of each property we viewed. We were buyers during the pandemic and Yuliya fought through every obstacle that presented itself during this time including things like, new COVID protocol, arranging multiple scheduled viewings, and doing all the background research before we even went to a property.
