Nav was the perfect choice as our realtor. We needed someone who would focus on our goals and ready to play the long game, and Nav was an ideal match. He worked constantly to understand what aspects of a home were attractive to us, and why. During showings, he would bring up useful information about the house and provide tips or raise concerns as relevant. He did not pressure us, or try to push his own ideals and he made it clear he was prepared to keep looking until we found the right place. On the personal side, Nav was very easy to work with, he was always friendly and helpful and eager to provide any information we needed. He tracked down zoning information directly with the city, to ensure we had the full picture, before bidding on a property. He was prompt, responsive and always made sure to check if we understood the information he delivered to us. During the bidding process, Nav prepared detailed proposals to the sellers and helped make a case for us and our offer. He included analysis of recent sales and current price trends to arrive at a reasonable offer and was our advocate through the whole process. Navid is exceptional. He is very knowledgeable and always goes above and beyond to make sure his client is satisfied. For us, Nav truly delivered the impossible... We were able to purchase a detached home in one of the most desirable locations in Port Moody Center, under the asking price, while everything else was selling for 200-400K over. The purchase was done through an exclusive sale as the property was no longer on the market. We first saw the property in summer but were not able to negotiate the price to our liking. Over the months, Nav had built an incredible relationship with the seller's agent and he regularly contacted the agent to see if the sellers were willing to negotiate. Once he knew there may be an opportunity to restart the talks with the sellers he was game on, and we closed the deal in a short time. We were able to put all the subjects in our offer, which enabled us to do a full inspection and had enough time to ensure the financial clearance. Nav's ability to read the market, see a couple steps ahead, build trust with the seller's agent, negotiate wisely, and have the right amount of patience were invaluable in securing our purchase. We knew that Nav always had our best interest in mind and were very careful with when and in which conditions we should make an offer. He also connected us with other professionals that we really enjoyed working with. We received a great rate and an incentive from the mortgage broker and we really trusted the work and honest opinions of the inspector he connected us with. What we also valued most working with Nav was his honesty, transparency, sincereness and humor. He was always very patient with us, answering our countless questions promptly and in detail. He was able to put forward different strategies when we were outcompeted in other properties. He has wealth of knowledge and insights on this crazy market and his great social skills helped us greatly to navigate this environment. 1. Initial discussion - Nav patiently heard our requirements and helped us figure out what was most important to us. He helped us come up with a strategy for which neighborhoods to target given our budget and requirements from the house. 2. Discovery stage - Nav was very prompt in providing us insights about the homes we were interested in viewing. He is analytical and thoughtful in his approach. This helped us shortlist potential properties to view, which allowed us to make the most of our time on the open house days. 3. Open houses - Nav was with us every step of the way. He was never pushy, and provided us the relevant information (sales data, neighborhood insights and prospects, etc) to help us decide whether to make an offer. He is very likable and polite, which goes a long way when interacting with seller’s agents. 4. Preparing the offer - Being first-time buyers, we did not understand a lot of aspects of the offer documents. Nav didn’t only educate us on reading the strata documents, but also thoroughly went through them himself to point out any potential concerns. With such a competitive market where subject-free offers are the norm, we wanted to make sure that we got a pre-offer inspection done. Nav helped us organize the inspection at very short notice and made sure that he was present when going over the results. This really helped us put our minds at ease before making the offer. He also helped us review the personal letter, which we believe helped tip the scales in our favor on the offer day. 5. Offer day - Nav helped us come up with a reasonable offer based on his experience and analysis. He is the sole reason we did not overbid and act out of emotions when deciding on the offer price. He proactively kept in touch with the seller’s agent to gauge interest before submitting the offer, as well as to get updates afterwards. He was very positive and helped us keep calm while we were waiting to be informed of the decision.
