Krista. Thank you so much for joining us today and sharing all your knowledge about Coquitlam. It's one of the ones I'm most excited for it because there's a lot of words, I have no idea what they mean. Right. First thing I need to know about Cooper at them. What is a Tri-City even mean? Good question and for anyone who doesn't know Coquitlam where Tri-Cities that comes up frequently, so it really is try three cities. So we have Coquitlam, Port, cool.

1:52 - 2:22Confidence: 84%

Quote Lum, and then Port Moody. So there's often referenced together and they're all neighboring, and they really have very sort of similar Community feel, they'll have differences. But collectively. Yeah, they make up Tri-Cities. Okay. Well, my next question might be more controversial than because I was gonna say, which is the best, right? I imagine you have a bias. I mean, I've lived in all cities, right? I grew up in Port Moody and Coquitlam. Coquitlam is definitely my favorite live here. Work here in

2:22 - 2:51Confidence: 78%

Yeah it raise our family here as well. It's just a very diverse and vibrant robust community and is growing, you are one of the top setting we have Jays in Coquitlam, is it important to you to be at the top for me? That is important because it's a result of so many other things coming together. It's kind of like, the byproduct of hard work as opposed to the end goal. Exactly. Krista I have loved our tracks, it's so great to see the Insight. You have into this community.

2:51 - 3:21Confidence: 74%

I really want to go check out this so-called we've been talking about them. Well that's had their I think you'll be very surprised at all the new development there. You were not joking. There are so many new developments around here. What's happening, it's about densifying the area. So there's opportunity for people to live close to Transit which is always what happens when the sky train comes into a community, you have your high-rises coming up and locations.

3:21 - 3:51Confidence: 78%

Rhyme book access to New Westminster Vancouver Burnaby. So who's actually buying here, then it's really a combination of first time. Home buyers opportunity to secure properties, nice price points with the projection of future value as well as investors. Do we know Krista what's going on in terms of Master plans, or what the future of this place will look like one, some of these towers are done for sure. Well, we're standing in a master-planned community and then you do have sort of the one-off towers that are being built all along.

3:51 - 4:20Confidence: 88%

SkyTrain all the way down through Clark North Road. And then up into New Westminster, this is the sky train car door that I keep hearing so much about right, which people love in terms of that access to Transit. You have to talk to me a little bit about this idea of Soco, because as I was coming through, I noticed that I did not see that anywhere right for sure. And So Co is like a new phrase, or a new term for certain Community, it really does encompass Coquitlam West.

4:21 - 4:51Confidence: 85%

Tell me a little bit about the energy and so codon. So the energy in Soco is definitely very Urban. It has high rises. It has closed access to Transit quick access to Vancouver but also the developers are really wanting to create an encompassing environment within where you live, so close. Something that's kind of people are like feeling it a little bit. It's like a Rebrand, like, a refresh of an area where quite close to Burnaby at the moments, how would living in Burnaby compared to living in Coquitlam here.

4:52 - 5:20Confidence: 83%

So Burnaby is a little bit more of a concrete jungle with in Coquitlam, you still definitely have access to beautiful scenery mountains, lots of trails and nature as well. So there's something a little bit more outdoor vibe that right. Don't quite get him burn it be a little bit more Suburban. I've really enjoyed seeing in this development. Seeing, I think just bringing up, but I would love to check out the center of this city and really get to know the Beating Heart of what quillin has often, absolutely will head over to Coquitlam. North

5:21 - 5:49Confidence: 85%

Until now, my only experience of Coquitlam has been going to collect a new couch from my apartment, in the depths of winter. But seeing the high-rises springing up like flowers around the newly, branded Soco showed me a city that was coming back into bloom. Like Krista said, the area seemed like it was being born, Anew blending, the need to preserve the peace and Tranquility that could put them offers with modern-day amenities people, expect and long for.

5:52 - 6:20Confidence: 86%

Can you break down the layout of who quit them from me? Then? So we have cells Coquitlam area that area is densifying. So we have lots of high-rise Terror alert hours there and then as you move further west you have single family. Homes, big beautiful pieces of property and again you're seeing a change. There was zoning where housing is becoming more of Townhomes attached properties, multifamily condos and then when you come over, we're heading into Coquitlam, North Area.

6:20 - 6:50Confidence: 80%

Via which again is another area that has completely changed over the decades. In terms of that's where all the towers are and all the multifamily very few single-family homes in that area and then we head into Westwood Plateau, which is a beautiful master plan Community, very cohesive Great, Golf Course, and then beautiful Burke Mountain, which is the newest master-planned community. So similar to Westwood Plateau but newer

6:51 - 7:20Confidence: 84%

What's really sounding to me? Is that rezoning a new development is pretty much walk to quit amazed at the moment. That's correct. It is. It's really about adapting to the needs of buyers and people that want to come and live in Coquitlam and giving them more housing options. The SkyTrain Carter played such a pivotal role for these neighborhoods based further outside Vancouver and it just so happens Kook. Willams Town Center is the Terminus for the Millennium line.

7:21 - 7:25Confidence: 74%

So, I'm curious how that helped shaped this already well-established community.

7:26 - 7:56Confidence: 90%

Christo. We are just one block away from Kook, willim Centre, but we are still surrounded by all this beautiful nature. This is a wonderful example of living in an established neighborhood. So you have lots of older homes within the area and you are surrounded by nature parks Greenery Trails. It's absolutely incredible. I'm what is it about this place? That makes it so special. Well, I think, if you take a look around and take it in, you can see

7:56 - 8:26Confidence: 80%

We're surrounded by nature trails. There is incredible Parkland here as well. Sports Field track Center. Even concession in the summertime. What development is happening here in town center. So you have some new high-rises that are coming just off of Glen areas. So you see a couple more Towers over there and that Skyline area. And then you're going to have another community that is in New Horizons area. So it's actually a separate Community, besides, from the one that we're located in, so lots of changes, well, with the zoning to

8:26 - 8:56Confidence: 81%

You'll see older Townhomes being bought out by developers and then you'll see the towers going up. Why are people coming to town center over anywhere else in Coquitlam? It's really about convenience. So you have a very walkable Community, you can walk to the coatroom center all your shopping, your banking grocery shops as well, quick access to Sky Train and just a lovely place to live. Chris said there's so many diverse communities within Google. Mm. How do you help a client find their perfect?

8:57 - 9:26Confidence: 83%

It's first really understanding what you as a client is looking for. And what's important, I will always give you my take on the community. So if you're looking for more of like that, urban lifestyle with walkability to everything, then Soco would probably be your choice if you want something that is established and still have access to Sky Train, but have a little bit of a, more of a peaceful surrounding. Then establish Community like Town Center. Here is definitely preferred and then if we go all the way further north and you're looking for that family friendly really lovely.

9:27 - 9:50Confidence: 89%

Community, where you have nature and you have beautiful trails and consistent gorgeous neighborhood. Then Burke Mountain would be my pick, Chris, that I am so excited to see this brick Mountain that you've been talking about so much. The first thing I need is a great coffee, I've heard that have one on the cafe Hamburg Mountain. Let's head over to Ibex, let's check out our backs. You want a flat wife, I'll take a note latte.

9:52 - 10:04Confidence: 91%

It is so fascinating standing in a town center but still being surrounded by nature and all sides. It seems like whitlam maybe the model to beat when it comes to blending City, living with the outdoors.

10:07 - 10:34Confidence: 85%

Krista. What is your all-time favorite thing about Coquitlam? I thought it. Yeah, Google them work. Mountain, fastest growing communities. Well, right. It's the newest. It's a newest. Okay. Then, your husband's Josh, right? Josh, my husband Josh is in the business with me works full time with me. He's more behind the scenes, so definitely that strategy that planning thinking about different angles on how to really create.

10:35 - 11:05Confidence: 86%

Amazing like elevated experience for our clients. I feel like you might be slightly underselling yourself there. Because during our research we found out that you used to be a social media manager. So, prior to real estate, I did own a web development, social media management company. So that realm of marketing and social media management, I'm very familiar with and comfortable with. So what prompted the change from bass to real estate and realtor? I had always had on my mind, they call on the radar one day. I'll do real estate.

11:05 - 11:33Confidence: 83%

Eight and an opportunity came up to work with a local realtor Coquitlam based, and I embraced it and never look back, but what if you went all in on the nature that cooperate and Promises well to see what that would look like, we needed to head further north to Burke Mountain. It is so peaceful out here.

11:35 - 12:04Confidence: 91%

I love this view is incredible. It's amazing. What actually is Burke Mountain. So Burke Mountain is a community in Coquitlam and it is the newest, master-planned community. So it's cohesive. You have real estate that is very consistent, looking Townhomes single-family homes and just for clarity sake. We are indeed on a mountain. Absolutely. Everything is being built from this mountain from the bottom. Upper how's it working? Yeah, for sure it definitely started from

12:04 - 12:34Confidence: 91%

The bottom up its continuing to move further north as well as further east, and why are people flocking to this neighborhood? It just, really it offers so much. There is incredible views, scenery, you have beautiful mountains and trails. You have a cohesive neighborhood, and there's just a big vision for it and people love it here. Well, talk to me about the bummer about this master plan, then Chris said, what should we expect from Burke Mountain? The future. So we have Berg Village coming, which will be like a

12:34 - 13:04Confidence: 91%

They're inspired Village. It is a short distance from here. So you'll have retail commercial you'll have new condos which Burke Mountain currently does not have. And there is Recreation coming as well and then more infrastructure for schools. Burke Mountain is building a community cater to the needs to people moving here. It seems. It's one of the fastest growing communities. So there has to be as with adoption. There has to be that infrastructure put in place. What type of properties are being built up in?

13:04 - 13:34Confidence: 81%

Burke Mountain, you have a mix of the single-family homes, as well as townhomes and then row homes as well. So those are properties that don't have the strata fee. But then we're having this new product coming to the market as well, where you have underground parking. You have one level townhomes and then the stack townhome and then we will see condos coming in the future. What kind of vibe or energy is okay? It is very family-oriented. You have people here that have extremely strong sense of community.

13:34 - 13:55Confidence: 91%

Unity. Everybody is looking out for each other and you can sense that not just online in sort of community groups, but when you're here experience in the community yourself, people are getting back to the roots and knowing Thy Neighbor. It's so gorgeous up here. I just wish that I could see inside. One of these houses, I can arrange that would love to show you.

13:59 - 14:29Confidence: 82%

So upstairs, very typical layout three beautiful size bedrooms all have on sweets and then you come down to this open-concept floor plan, I love how much natural light is coming in through here. As you can see, oversized windows are used, which is very common for Burke Mountain Homes, or is this a typical brick Mountain Home? We're seeing it really is. So you have that open concept layout, nice big spacious rooms three levels. What kind of square footage than are we talking about?

14:29 - 14:59Confidence: 77%

In Burke Mountain. What consumers expect, they come here? There's sort of a variety of ranges anywhere from about 3,200 square feet. On the smaller side, upwards well over 4,000. But for this type of home the 4,000 square foot. Plant is very common is the features we're seeing in this particular property. Typical of what we see across Burke Mountain. This is a good representation of a typical Burke Mountain Home. So you do have the engineered hardwood floor, beautiful Cabinetry, large island, you always have

14:59 - 15:29Confidence: 87%

Stone countertops. There's always have the stainless steel package and typically there is gas for your cooktop as well. New homes better square footage decently priced, Burke Mountain with a community. Seems to have it all. There's one last thing that I need to see. I heard we have a special visitor. Who is coming to say hello? We sure do. Come here baby. Can we meet manage? Which is a little fluffball. Hello. Hi. We just terrified.

15:30 - 15:59Confidence: 87%

Chris, thank you so much for taking the time to show us around today. I found it. So, fascinating to see those new developments happening in the so-called neighborhood as well as seeing how immersed in nature you can be while still being in the Town Centre, but I do think my favorite place in all of who quit. Limb is here in Burke Mountain. I had so much fun with you today. Touring the beautiful community of Burke Mountain and Coca-Cola. I'm so happy to hear that Burke Mountain is one of your favorites course. My little dog who here has it, huh?

15:59 - 16:29Confidence: 86%

Living in Burke County, but my neighbor. Yeah, I always saw myself more as a city person than country folk. Now, don't get me wrong. I love nature and Greenery, but up until now, I always thought that it was going to be a choice. I had to make when it came to finding a place to call home Krista. However, has shown me that in Coquitlam, you really can have the best of both worlds, full of master planned communities that

16:29 - 16:53Confidence: 80%

At, as the queen put herself are catering to the needs of the people moving here. So be it, a hike on the iconic cuckoo it and crunch or an oat milk latte and Ibex Kook whitlam. Might just be the hole-in-one that you're looking for in your new home. Oh, yeah. And I actually saw my first bear out here to during filming, so I was pretty cool.
