Usually, when you think of Italians and Vancouver,
you think East Vancouver,
in particular, the historic little Italy of Commercial Drive.
However, that may all be about to change
thanks to Solterra Developments,
who are trying to bring a slice of Italy to South Granville,
Seventh and Third, to be precise.
And I, for one,
want to know if they can make me an offer i can't refuse
you are looking at a model of italia by solterra an 11-story concrete mid-rise
there are 43 homes in the tower portion and then there are four two-bedroom
townhomes that run along the base of the building along West 7th.
What are the different types of floor plans you might expect to see in
We have one bedrooms, two bedrooms, three bedrooms and then there's the opportunity to
do your own custom layout on certain levels of the building.
What do you mean a custom layout?
Because you're like the building's built, right?
You can put two homes together to make a larger
floor plan.
We can do it in this building because we're an 11-story concrete mid-rise.
In those
tall tall buildings you can't move plumbing.
In this building the floor plate changes pretty
frequently so in this case that gives us a little bit of leeway.
So it would be fair to say that the
are the furthest removed from cookie cutter.
There's nothing else like this in
the city.
Ten minute drive from downtown and your seven minute walk from Granville
Island.
You're right on the Arbutus Greenway which takes you right down to
all the beaches at Kitts.
The site we're building on is quite small.
By expanding as we climb up, it allows us to take up more space.
And it also is a really beautiful architectural feature.
What about the different types of amenities you could find within this building?
The amenities in the building are gorgeous.
We've got concierge, packaged containment in the lobby.
We've also got a cinema and wet bar.
We have a dog spa.
Really nice generous outdoor spaces here and you can see we've got wall wall windows.
Talk a little bit about the the green spaces I'm seeing.
So the green spaces this is the amenity up on the fourth floor.
So this is an indoor kitchen dining lounge area and that leads on to an outdoor area
with a harvest table and a barbecue and a little area for kids to play in.
Up top here on level five this is community garden plots.
and here then these are the town homes those are the town homes and one thing i love about
the town homes is you've got two entrances so you've got an entrance on the front door
obviously and then you've got an entrance at the back that leads you into the lobby
so this is an example of a two bedroom this is beautiful
this is a fantastic kitchen you were not lying when you said that you were pulling out all the
stops to make it an italian kitchen yeah and all the cabinetry is motorized we've got the
gagano touch wall oven beautiful beautiful oven this is a beautiful quartz with the waterfall
and then you've got storage behind for bar stools as well so this could be your
little breakfast bar area yeah as well as having a full dining setup over there
In terms of you're saying this is standard, what are the other color options that you have?
The other color would be Amalfi.
So this one is Ferenze.
It's a little bit richer, and it features the Christina fixtures and the brushed brass.
And the Amalfi is a little bit lighter, more neutral, and it features the Christina fixtures and the chrome.
And then there's another option for the private collection called Venezia.
You're saying custom-made?
Yes.

So this is a potential living space.
This view that we're looking at here
is level seven at nighttime.
So this is the en suite.
We've got the Duravit smart toilet,
and this is standard in all the one bedrooms,
and it's in the en suites and the twos.
And talk to me a little bit about the finishing
in here then.
this is like an italian hotel so this is the master bedroom but then we also have the
guest bath as well so what would you recommend to someone who is looking for the first time like a
two bed one bed depending on budget i mean the one beds now with the no gst are absolutely amazing
nobody i know owns a one but has their first purchase of a one bed condo had
body jets in the shower heated bathroom floors gagano appliances and motorized cabinetry
okay i'm glad you brought this up because i want to have a sit with you and talk the brass tacks

tell me a little bit about the process of getting a customized floor plan if i'm a home seeker
buying into that what can i expect everything at solterra is done in health so i will take a wish
how many bedrooms, what are must-haves in your home.
Do you want to have a walk-in wine cellar,

We can do all those things.
I will take that wishlist to our design team
and we will work through all the details
and changes to that throughout the rescission period.
So you really are having a hand at all the phases.

Tell me a little bit about the developer itself
and what's their future for this development.
the developer is of italian origin in italy there's a saying il bello della vita which
means the beauty of life and taking pleasure in small moments and that's something that's
firmly rooted in what we do at salterra because we're building homes for homeowners
for lasting enjoyment so the homes are not only beautiful to look at
they're also very functional for example the kitchen everything is right where you need it to be
we're under construction we're well underway the excavation is going to be finished in november
and we'll be at grade in the spring what can i expect for the strata structure in this building
okay nearly everything is included in the strata concierge gas heat water air conditioning
the only thing the homeowners are responsible for is hydro and internet so then
assignment is it allowed we do allow assignments under certain conditions for sure what about the
insurance so obviously we have the standard provincial 2.10 you just need contents
insurance the strata takes care of all the insurance on the outside of the building
and the common areas that's all included in your strata fees amy thank you so much for
taking me through all that i actually am going out to the site itself to take a little look
pretty cool i asked amy in the presentation center if there was any fear that this place
wouldn't see completion well as you can hear it is currently a live construction site
alleviating one of the main concerns i have for any new build in vancouver these days
you have nowhere better in the city for a new build happening right now you are at the
convergence point of downtown vancouver south granville kitsilano olympic village mount pleasant
this is a hub from which you can stretch out from very very easily the major thing though
that i think is interesting about these units being built is that customizable floor plan
i have never seen that before what we're seeing behind us is only the future of this whole area
and the development that is coming its way so if you are interested in living here
you really want a new build you want to be able to customize it truly
then Italia by Solterra is definitely worth looking into.
