I'm too cool. I work with angle in volkers Vancouver and the Abode, Real Estate Group and I've been doing real estate for about 13, 14 years now. I was actually an Aesthetics and then got moved into management and sales and then got moved to Alberta randomly in Fort McMurray. So I was out there for a few years and decided to get into real estate and sales was kind of the main thing and it's something I wanted to try and it was booming there so just decided to jump in and then came back to Vancouver, brought everything back with me.
The time Vancouver was an interesting time to come back into. It was about 2015 or 16. When I came back which was the boom. All of the multiple offers and dual agency and all that fun stuff was happening at the time. It was crazy. So it was a nice time to come in. Everyone was coming in and out and no one really know we're start while you're in real estate here. So it was a great opportunity to meet people and you know, transition people back over here. So it was nice in Vancouver. Everyone thinks they're, they know everything about real estate, right? Such a different Market over here.
Like a lot of people, when they come this way, it's about stability. It's about, you know, the lot size, it's about school, catchment areas. It's all those things that you want from a family perspective. Future is always in the back of your mind when you're here. Mainly because I think you're kind of catered For ish. Yeah, but also because there's change coming to this area, right? And I mean Vancouver as a whole has so much change coming to it with all the new zoning policies and development changes. So Abode started about five or six years ago now and it was actually started.
And implemented based off of just an idea, it was supposed to be something fun. We just had a little bit more passionate about design and architecture and, you know, a different kind of feeling than what most realistic groups were about. It's turned into something a little bit cooler and fun and edgier. And we were trying to be a little bit more on Trend and do things differently from what Vancouver as a whole is doing and even Canada. So it was fun. We got a lot of inspiration from, you know, Europe and different parts of the world which was exciting. We showcase properties a lot different than I would say other people.
Do we create a little bit more of a story behind it and we work a lot in development so it's more fun to be able to do one more and editorial space of real estate I find and because we were able to do that, it kind of created different doors for us, especially with designers and Architects and developers. And our residential sales actually increased because of that, and it benefited from that because we were doing something a little bit more curated and different and stylized. So I think it actually was a good blend for both sides.
I actually don't have an ideal client. I feel like people who connect together and can go through a transition together. It, you know, real estate is very difficult, it's not an easy process. We try to make it as easy as possible. I always say, put the stress on me. If you're stressed and believe me it will be stressful because it's real estate, right? So in some cases it's the most important thing that you'll ever do in your life. So for us, it's about Connections. So as long as we have a good connection and we're able to communicate then I think it's going to be a great transition for sure.
You know, you see a lot of houses, you see a lot of posts. Instagram is so influential right now. So I mean social media in general. So everyone feels like they have to have the best thing, but for me, it's whatever property that makes you feel like this is home, and this is exciting and you can see yourself there. So he has some of these people have never sold their home ever. I mean, they've been there for 30 to 40 years and they've never even thought of selling their home. And all the changes that are happening in the city and in their neighborhood, they need someone to be able to help them figure out what their next step is development. Has been
Over the last few years, you know, we kind of came into the land acquisition portion of it, you know, trying to sell and assemblies and different lots, and turning them into duplexes, etc. Etc. And now it's going into, you know, Multiplex and going into towers and going into residential neighborhoods that have never had density before, right? So we've also grown within the development and the zoning of Vancouver which is super important. So kind of being there from day one. But yeah, it's been a fun transition. It's just a very, it's an interesting one right now. I would say
So this is Mackenzie West. We've been working on it for about a year. So my developer and another partner of mine found this lat we decided to take it through the rezoning process and created four units in the front. It's just a really great way of bringing new housing into a community. That doesn't have it, right? The that Mackenzie West property is one of my favorite ones. Actually, it was pretty interesting, so technically it was a lot that was there for quite some time with an old character home on it. It's been there for quite some time and it's been changed over and
And and the property itself has been moved to the back and it's been stratified into four units, which is really exciting. So, I mean, right now the new policy states that you can, you know, do anything from 4 to 6 units, up to 8 units, depending on the lot size. We were doing this before that policy came into effect which is actually quite interesting. It's taken that long as taken a couple of years, but it created new homes, new density in a place that most people wouldn't be able to get into. So, in my opinion, it's great development, it's responsible development, we're lucky enough to work with developers who care about that and are
Mindful of that and want to, you know, add to the community, not take away. I think people just need to be communicative and how they see the development happening and feel like they're involved. And for us that's very important. It's called gentle densification, right? But it can be, it can be tough to keep that gentle, I mean, some neighbors don't want to hear all the construction but I think once it's done, you have more communities and more families in the communities. Like we don't really see young families coming to these areas anymore, right?
Abode as a group, I would say, we have, you know, a few different umbrellas, which is really great. So, we have the residential sales, we have the development and then we have the Marketing sales for development, which is great. So the three blending together is actually fantastic for someone especially in Vancouver West or Vancouver where there's so many policy changes to know whether they're worth the residential sales or to go into development. So we're lucky enough to be able to see both and we have been saying that before for quite some time. So I mean we go.
We're from market and sales to what do you need in terms of consultations? So I think we do have a blend of quite a few different things on the Abode group. What would you say is the quintessential Vibe than of this community? I mean it's outdoors. Like everyone walks the beach, dog parks. It's beautiful right? All these Pockets have different Vibes in different locations. It's beautiful smaller home smaller, Lots obviously the majority of Point Gray's overlooking the gorgeous views, more West Coast style, kind of that La vibe
Vibe. Yeah, but it's beautiful. I mean, what don't I love about Vancouver West, it's such an amazing place. My best friend lives there. So I'm pretty much there every other day, and all of my social life is pretty much over there. I grew up there to like it's, it's pretty well to see the changes that have happened in Vancouver West, but you can do anything. You can literally go down to the beach. You can go grab a coffee, you can go shopping on forth, you can go up to Kerrisdale. There's a really great sushi place up there that I love. Like there's so many amazing things about
But Vancouver West. So yeah, it's special special place. A lot of the new Multiplex changes that were happening prior to what happened recently where they voted in these Multiplex changes were happening already. So we were able to help clients rezone their properties, get three or four units at a time prior to the new Multiplex. So it's been, you know, it's been awesome to see the neighborhood change but also to benefit the community and to actually provide density into the area to but now it's turning into something different where you're seeing possible to
Towers going up, the new Broadway plan going through Jericho lands, changing their stuff down and kits. That's changing like it's such a different Ambience and I feel like it's going to bring a lot of vibrancy into the community so that's what makes me excited about the future Vancouver. The seeing all these things. And you know, the new transitions that are going to have in the future
