Tita Cool has been in real estate for 14 years, and even though she didn’t start her career in this industry, it’s where she’s stayed. “I always say that if I wasn't a real estate agent, I would be an entertainment and sports agent, so still an agent,” she says. That’s because Tita always strives to support people, and it helps that she finds negotiations fun and engaging.
Before real estate, Tita was a Store Director for Sephora Canada and helped launch their BC division. She was born in Costa Rica, and her family moved to Canada in the 1980s. So, she’s aware of how much work it takes to succeed. “I watched my family struggle for a long time to get ahead. I think being vulnerable and sharing empathy goes a long way in my career. Real estate has a funny way of showing up glamorous, but it is not always that way,” explains Tita.
Tita always enjoys showcasing everything Vancouver West has to offer, including tennis by Kits Beach.
That sense of empathy and understanding means Tita’s clients get the kind of service that goes way beyond expectations. Once, a client and her sick mother had nearly given up on finding a place to live. Tita knew of a building that would be perfect for her, but it rarely had any units available. Using her connections, though, Tita reached out to a seller in the property and not only got her client the unit, but also set her up with a mortgage broker to help figure out the financials.
According to Tita, “I have been lucky to have built my business through repeats and referrals, which means you end up working with the same clients over the years that you love, or with the people that they refer to you that are similar.” This connected, incisive, detail-oriented strategy is also behind the real estate agent group, Abode Real Estate Group, that she runs with Katie Brukard and Kim Zuffa.
Tita boils down her philosophy like this: “I love working with clients, it is my favourite part, making them happy and sharing in their joy. We like to make the process fun when we can.”

How would you describe Vancouver West to a potential buyer?
The proximity to everything is incredible. You get the best of all worlds, beaches, restaurants and close to any events that are happening right across the bridge. The walkability score is amazing, and the biking that you can do through the neighbourhood is excellent. There are beautiful tree-lined streets and some gorgeous views from a lot of the West Side. I love being in a neighbourhood that is so close to the airport, and the shopping on West 4th Ave. has been growing over the years. It really is its own personality.
What is your overall impression or opinion of the market in Vancouver West?
It is an interesting market as there are predominantly single-family homes that have been there for many years. A lot of the generational wealth comes from the West Side and over the years it was a hotspot for foreign ownership due to the proximity to all of the amenities and the popular school catchments that it has to offer. Now that there are new zoning changes, I think we will start to see younger families come into some of the neighbourhoods that were harder to get into over the years, due to the price point.
How has the property market in Vancouver West changed over recent years?
I don’t know that the West Side has had many changes over the years. The new zoning changes will create more opportunities for multi-family and higher density, which will have a massive impact in the market here, along with the property types for different buyers.
