Charles Huang has been working in real estate since 2021, but his interest stretches back beyond that. He’d always been intrigued by architecture and his father taught him the value of real estate early on. Coming from China and moving to the Greater Vancouver area, property investment was one way the family could help themselves get ahead.

“I think my personality matches well for this career because I love interacting with people,” he says. But Charles isn’t afraid to get ruthless when it comes to getting his clients the best deal possible.

For instance, he recalls a slightly off-kilter doorway in a home he was showing. Investigating further, it turned out that the foundation needed repairs. He negotiated with the seller to get $50,000 off the home’s price, but the repairs ended up being less than $10,000. Obviously, this made his clients quite happy.

As Charles explains, “I make sure I'm really, really diligent with finding out issues about the building or [during] the strata document review, and just with what we see with our eyes and everything. Because, for example, I can tell by looking at the mechanical room that the boiler needs to be replaced; I look at certain pipes to tell when the copper is not in the best shape. You know, all this kind of stuff.”

Charles has countless stories like this, because “Every deal is different and poses its own challenges, and it’s satisfying to be able to help my clients beat those challenges.” Simply paying attention to the details and doing his due diligence has often helped his clients save money or snag the property they wanted before it was snapped up.

At the end of the day, Charles makes sure each client gets the same detailed review during the entire home buying or selling process. He sums it up by saying, “Building relationships and rapport with both clients and other agents is very satisfying and goes a long way in this career.”

How has the property market in Vancouver West changed over recent years?

Lots of densification over the last ten years with the introduction of condo towers along the Cambie corridor, townhouse developments along Granville and Oak, and duplexes scattered throughout. The West Side is more accessible now and we’re seeing lots of younger demographics moving in.
