We asked Carolyn Pogue from Pogue Real Estate Group her thoughts and tips on what Homeseekers can expect if they choose to buy in Port Moody.

How would you describe Port Moody to a potential buyer?

Port Moody is a charming city with the perfect balance of nature and city life. There are several parks and green spaces, incredible local shops and restaurants (that help keep that small-town feel), yet you’re only a 45 minute SkyTrain ride into Downtown Vancouver. Port Moody truly is the best of all worlds!

What is your overall impression or opinion of the market in Port Moody?

Port Moody is always going to be desirable for buyers as it appeals to so many different types of buyers – young professionals (because of the transit options, local cafes and breweries), young families (tons of recreation options, great schools and amenities for kids) and retirees (smaller city with lots of walking paths and nature). Out of the three cities that make up the Tri-Cities (Port Moody, Coquitlam and Port Coquitlam), Port Moody holds the highest price point on average because it is such a desirable place to call home for so many. The other reason the market is always strong in Port Moody is because it has all types of housing options, from low-rise condos, high-rise towers, townhomes, single-family homes, homes with acreage (in Anmore) and waterfront properties (in Belcarra).

How has the property market in Port Moody changed over recent years? 

There are more condo options now for buyers, with more towers, low-rise condos and townhomes being built in Port Moody. There are also several more new single-family homes going in, which gives buyers more options as well. The SkyTrain has changed the market in Port Moody, bringing several more buyers from Vancouver and the North Shore to Port Moody, as their commute has become much easier with additional transit options.

What do you think it will be like in the next five to ten years?

Port Moody will always be a charming place to live, with several local shops and such picturesque scenery, but just like so many other cities, we are seeing more development and more towers in the plans, which leads to busier roads and more traffic congestion. This development, though, will bring more amenities for the local residents as well as more housing options.

What sorts of homes are usually for sale in Port Moody? (Detached, townhome, condo, etc.?)

Port Moody appeals to so many buyers as there are all housing types available to purchase – from low-rise condos, high-rise towers, townhomes and single-family homes. The neighbouring villages of Anmore and Belcarra offer homes with acreage as well as waterfront properties. There really is something for everyone in Port Moody!

Is it possible to snag a bargain?

The pricing is definitely on the higher side in Port Moody, when compared to Coquitlam, Port Coquitlam and cities further east (Pitt Meadows, Maple Ridge, etc.). However, if you’re comparing pricing to Vancouver, Burnaby and the North Shore, then the pricing isn’t as high when looking at properties in these areas.

How old are homes in Port Moody, generally?

The ages of homes in Port Moody vary, from homes built back in the 1940s to brand new pre-sale homes. The age of homes depends on the area they are located in. For example, the majority of homes built in College Park and Glenayre area typically are from the 1960s – 1980s; homes built in Heritage Woods and Heritage Mountain are from the 1990s – mid 2000s; homes built in the North Shore and Barber Street areas are typically from 1970s – 1990s; homes built in the Port Moody Centre area range from older homes from the 1940s to brand new builds; and homes located in Anmore and Belcarra range from older homes to brand new builds.

What do buyers look for in Port Moody?

Most of our buyer clients who are searching in Port Moody are either looking for a property close to transit, shops and all amenities (young professionals who veer more towards condos or townhomes in the Port Moody Centre area) or a home that is in a quiet, residential neighbourhood, such as Heritage Woods and Heritage Mountain, which offers several parks, walking trails and great schools. Most buyers who purchase in Port Moody are looking for a balanced lifestyle, with ample greenery and outdoor amenities mixed with the convenience of having transit and amenity options.

Do you think buyers will have a hard or easy time getting a home in Port Moody?

This depends on the buyer’s price range and inventory levels within the market. There are a lot of different options and price points in Port Moody, so there are always great options, it just comes down to budget.

How satisfied are buyers, generally, when they buy a home in Port Moody? To what extent can they expect their home to increase in value?

All of our clients who have purchased a home in Port Moody have been happy with the area. We find most of our clients who want to purchase in the Tri-Cities name Port Moody as their first choice, it just comes down to their budget for a home. Investing in a home in Port Moody is definitely a smart choice as it’s a beautiful city with great amenities, lots of green space and several transit options.

What, if anything, should buyers be cautious about when considering Port Moody?

If buyers are not using transit (SkyTrain, West Coast Express or bus) for their work commute, they will definitely hit traffic congestion on their drive into and home from work. Another thing to note about Port Moody is the density is changing, like so many other cities, so it will become more populated and busier once there are more towers and multi-family residential properties built.

What development project are you excited about in Port Moody?

I am very excited about Wesgroup’s Inlet District, which was previously named Coronation Park. It will bring over 2,500 new homes, over 4 acres of parks and public spaces, more retail and office space (creating new jobs to support the local community), a daycare and outstanding amenities for residents.

The median list price for property in Port Moody has gone down about 11% in the last year while active listings have gone up by 15%. Condo prices have dropped by 4%, townhomes dropped  about 5%, duplexes dropped by about 11% and houses dropped about 4.3%. Is this a good time to buy in Port Moody?

The current market is seeing a high level of inventory and a lot of great options for buyers. It is an excellent time to buy a home in Port Moody and I would encourage anyone who is considering moving to Port Moody to get in touch with me; I’d love to help them out and show them what Port Moody has to offer.

The Port Moody 2050 Plan includes more density around SkyTrain stations. Will condos be an increasing share of the area’s housing stock in the future?

Yes, we will see more condos, both low-rise and high-rise towers, in Port Moody’s future.

How do you think the recent provincial legislation allowing the construction of multi-unit dwellings on single-family lots will affect Port Moody?

This will bring more housing options for buyers who are wanting to live in Port Moody, and it will also increase the density of the area.
