Yesterday’s figures released by the Fraser Valley Real Estate Board (FVREB) show the highest sales for any June on record in the Fraser Valley. Up nearly 21 per cent year over year and down only slightly compared with the previous month, home sales in the in the Valley demonstrated less of the early-summer cool-off that we’re seeing in the June transactions for Greater Vancouver.
The detached house market across the Fraser Valley is still hot, with the average number of days to sell a single family detached home in June 2016 marked at 17 days compared with 35 days in June 2015. Despite the Fraser Valley single family detached home benchmark price of $861,600 (a 41.3 per cent increase year over year), there are wildly varying benchmarks for different areas in the Valley. Below, we show what the benchmark price for a detached home in five Fraser Valley areas will net you, from the Mission benchmark house price of $528,900 to the South Surrey/White Rock benchmark of $1,438,000.
