Even as sales slow, 60% of homes sell above price tag, finds weekly #REWCAP roundup

An unassuming-looking family home close to Tsawwassen Golf Club was the property to fetch the highest percentage over list price out of Greater Vancouver homes sold last week, going for $1.258 million – a 42% mark-up.

The large, seven-bedroom family home was sold for $370,000 over its original list price of $888,000 after just 13 days on the market.

Out of all 362 Greater Vancouver homes sold July 17-23 (registered as of July 27), 215 of those were sold for more than their original price, with only 28 going for exactly asking price and 119 under list.

Despite the high bids from buyers, the median sale price of homes sold last week in every property category fell a little compared with the previous week.

The priciest home to sell last week was a five-bedroom mansion with incredible views and luxurious pool in West Vancouver’s Chartwell neighbourhood, which sold for $9,388,000, $300K under asking price, after 56 days listed.

A Yaletown condo was the most expensive attached home to sell during the same period – a stunning three-bedroom penthouse with luxury finishings that sold for $6,850,000, $138K under its most recent list price of $6,988,000. However, that asking price represented the second price drop after a whopping 129 days on market, with an original price tag of $8.9 million.

At the other end of the scale, the least expensive property was a $75K floating home located on Dyke Road in Richmond, which has a bedroom with a spiral staircase and charming cedar shingles – but could use some interior updating.
