The country’s most expensive listing right now – and the highest price ever asked for a condo in Canada – is a sensational 8,010-square-foot penthouse in Coal Harbour.

The four-bedroom, five-bathroom condo is the most spectacular we’ve ever seen – and at a price tag of an unbelievable $58,888,000, it certainly should be. That’s $7,351 per indoor square foot – in a district where comps for luxury condos tend to be around $2,500 to $3,000 per square foot. If sold at asking price, it would become the most expensive condo ever sold in the city, beating out the $55 million paid for the top three floors of the nearby Fairmont Pacific Rim in 2013. It also takes over from this Tudor mansion as the most expensive listing in Vancouver.

What makes the price tag even more surprising is that this unit sold for $16.6 million (some $6 million below the then-asking price) just two years ago. That’s a price uplift of 254 per cent. And the BC Assessment value of the property for 2016 is $22,297,000 – which was already the highest assessed price for a condo in BC.

What’s more, there are $70,585 in annual property taxes to pay, and a strata fee of $3,394 a month. Plus, if the buyer who snaps this place up is from overseas, there would be an additional $8,833,200 in foreign buyer tax, on top of the standard $1,175,760 Property Transfer Tax payable by a local buyer.

All that said, this place is truly extraordinary. Not only does the House of Bohn-designed interior sprawl over 8,010 square feet and two levels, the outdoor living space offers an additional 4,840 square feet, with unbeatable views over English Bay, the city, Burrard Inlet, Stanley Park and the North Shore mountains. The finishings have to be seen to be believed, the ceilings range from 10 feet up to a soaring 20 feet, and there’s also a seven-car private garage and three storage units.
