Behold … the rising of a new iconic presence nestled between Okanagan and Skaha Lakes in the heart of Penticton. A decade-long collaboration between Tien Sher Group’s founder and president Charan Sethi and his son Rocky Sethi, managing director of Stryke Group, is breaking ground this year.

Nestled within close proximity to exciting local spots, award-winning Naramata Bench wineries and restaurants that celebrate the very best of what our province has to offer, the South Okanagan’s Innovation District is a dream destination for those who yearn for the BC lifestyle year-round.

“Innovation District is the largest master-planned mixed-use community in Penticton, encompassing 10 acres,” says Charan Sethi. “Across from the newly renovated Penticton Regional Hospital, Innovation District is set to become Penticton’s residential, commercial and lifestyle hub, a connected, amenity-rich community with access to the great outdoors.”

The first building to rise is Nikola, a mixed-use six-storey creekside Scandinavian-inspired building offering 127 residences, from studios up to three bedrooms, and a six-storey, 70,000-square-foot office building which will also incorporate a daycare and more ground-floor retail.

“Our group, being fairly new and with some experience working with some of the largest developers in Western Canada, is offering a fresh perspective… a way to do things a little differently with an eye for sustainability and innovation,” says Rocky Sethi, managing director, Stryke Group.

Convenience and exceptional amenities were also important considerations for Nikola. There will be an easy parcel delivery storage, bike wash and repair room with E-Bike charging stations, and a Community Bike Sharing program. For those who work remotely, there will be a private room for Zoom calls, co-working spaces, a Podcast and a meeting room. When it's time to get some exercise, head to the fully equipped gym with a yoga studio.

Nikola will showcase Penticton’s very first rooftop patio – a beautifully landscaped space with comfy seating, harvest table, firepits, BBQ, and infrared sauna that overlooks the bustling streetscape, Skaha and Okanagan Lakes and the rolling hills.

When fully built out, Innovation District will be home to 1,500 residences, hotels, restaurants, cafes, medical services and clinics, offices, childcare, public gathering spaces and bike and walking trails; creating a way of life where you can live, work and play without ever leaving home.

Both Stryke Group and Tien Sher Group are family-owned and operated. the Tien Sher Group has nearly four decades of experience and is responsible for the exciting resurgence of Surrey’s Whalley neighbourhood with its eight projects. Committed to excellence in everything they do, the company has earned a reputation as a leader in the industry.

“We may be in the bricks-and-mortar industry, but at the end of the day, our business is about people, first and foremost,” says Sethi. “Innovation District is based on connecting people to live their best lives, with gathering spaces, a plaza, coffee shop, restaurants, services … a true complete community.”

The south Okanagan is renowned for its warm, balmy weather, perfect for rock climbing at the Bluffs, or for taking in a friendly game of golf at any of the 30 local golf courses. In the winter, Innovation District puts you in the epicentre of world-class ski resorts.
