How does Linwood Homes estimate costs?

Linwood Homes uses fixed-price contracts, as opposed to cost-plus contracts to avoid cost overruns for its clients. Transparency with costs is key.

“Cost is by far our most frequently asked question, and we want to make it easier for our clients to get a sense of the cost before getting started,” says Clark. “We have a new feature on our website that gives users the ability to see the rough build price range for a select few of our homes.”

Costs depend on what package you opt for. Linwood Homes’ unique tiered system gives you control over what makes sense to you and your family.

It is important to note that design is one of the factors that affect cost.

“However land preparation and site development are other significant cost factors that many people don’t consider,” explains Clark. “Things like hydro and septic set up, rock blasting, site clearance and accessibility are major cost factors.”

Design and Material Package

  • Purchase all of the materials you need to build your home to the Lock-Up stage. This option is extremely popular with clients when they are looking to build a home themselves.

Full Turn-Key

  • For those who prefer this option, Linwood manages the entire build from design to site development, construction, and interior finishing.

Modified Turn-Key

  • Linwood manages the construction process from design to lock-up and installation of major systems and drywall. Thus, you save money by organizing interior finishing work.

Completion to Lock-Up

  • Linwood manages your project from the design through the foundation and framing stages. At Lock-Up, the team will pass it over to you to finish utilities, drywall and interior finishing.
