At the northwest corner of Joyce Street and Vanness Avenue, steps to the Joyce-Collingwood Sky Train Station, and near the development of the YMCA building, Westbank’s mixed-use tower, JOYCE, is set to complete this spring.
“JOYCE is situated in an incredibly convenient location; two Sky Train stops from central Vancouver or Burnaby … it’s almost faster to get downtown from here than from anywhere else in the city,” says Michael Braun, director of marketing and sales, Westbank.
Another key factor that differentiates JOYCE from any other tower in the area are the sizes of the homes. One of the key characteristics of this area is its attractiveness to families. To help foster family-living in the neighbourhood, 65 per cent of the homes at JOYCE are two bedroom or larger, one of the highest percentages of family housing offered in a new development in generations.
“JOYCE has been so popular with families that we are sold out except for a handful of suites,” says Braun. “In order to cater to families, the building will have a professional tutor on-site, available to all families in the afternoon after school until early evening in our study rooms.”
Designed by the award-winning Henriquez Partners Architects, a firm that has worked with Westbank on landmark projects such as Woodward’s and Telus Garden, JOYCE offers a seamless blend of sophisticated West Coast-inspired contemporary design.
According to the firm’s managing principal Gregory Henriquez, the design inspiration, through the representation of a patterned quilt, is an ode to this vibrant neighbourhood’s diversity.
“At JOYCE, this design is expressed in the balconies of the project. Through over-lapping patterns of coloured glass, the symbolic quilt represents a multitude of narratives from the cultures of the neighbourhood, as researched by the Collingwood Neighbourhood House,” says Henriquez.
As a leader and innovator in large-scale mixed-use projects across Canada and the United States, Westbank’s JOYCE is an eye-catching 30-storeys tower featuring 256 homes ranging from studios, one, two and three bedrooms - on the higher levels JOYCE presents panoramic views of English Bay, the Vancouver skyline and the Burrard Inlet.
Interiors designed by boutique architectural firm Leckie Studio evoke a quiet elegance coupled with contemporary details: The neutral tones of the large porcelain floor tile and the white oak kitchen envelope the home in warmth, drawing in the natural light while the white detailing of the kitchen shelving and countertops provides a crisp counterpoint to the warm palette. Each home includes a Miele appliance package, Kohler fixtures, Italian cabinetry, quartz countertops, and oversized porcelain tile flooring throughout.
JOYCE’s defining feature is the project’s extensive amenity offering. From a curated entertainment and activity centre, featuring a library and learning lounge with private study rooms for schoolwork and music lessons, to a multi-purpose entertainment lounge, featuring a full kitchen and bar with a generous surround sound TV system surround-sound TV system, the rooftop amenity spaces will become the building’s centre of gravity – a place for families and friends to gather. There is also a private listening room for music lovers and musicians, and the JOYCE fitness centre comes equipped with top-of-the-line Technogym equipment.
JOYCE’s expansive balcony terrace and patios with verdant urban gardens, resort-style lounge seating, a fire-pit, barbeque grill and play areas for our young residents, will be form another hub of activity outdoors.
Established in the late 1890’s, Joyce-Collingwood is one of Vancouver’s historic, family-friendly neighbourhoods. In the heart of this thriving community, the homes at JOYCE offer an elevated, amenity-rich lifestyle in an ideal location, directly on transit.
