If you have ever wanted to live at the mall literally there's a great choice of homes being built for you at Station Square. The massive redevelopment currently underway at the corner of Kingsway and McKay is preparing for its next phase: 48-storey (434 homes) and 38-storey (333 homes) towers in the heart of the new masterplanned community.
A major factor driving sales is the unique location at the edge of Metropolis at Metrotown shopping centre with excellent connections to SkyTrain and transit as well as parks, the library and other amenities.
"Buyers want the opportunity to own at Station Square," said Greg Zayadi, vice-president of sales and marketing at Anthem Properties, who has partnered with Beedie Living to create this high-profile development.
"Metrotown is an incredibly in-demand location and we anticipate these new homes will sell fast. There's already been a huge amount of interest."
Once complete, the entire Station Square complex will boast five towers, the first of which is well under construction and nearly sold old out at the grand opening in 2012.
"We're looking at starting construction on our next two towers this fall," said Zayadi. "These buildings will share a podium and there will be a bit of a Yaletown feel to the area, with raised patios along the street. We're calling this part of the development 'Restaurant Row' because of the number of cafes and restaurants that will locate there. Those will be in addition to the Caffè Artigiano, new grocery store and bank at the base of Tower 1 and the stores that will be returning soon to the Central Boulevard section of the complex."
Beyond the location, Zayadi notes the pride the developers are taking in the liveable floorplans that have been created for Station Square homes.
"These are well-sized, well-designed spaces with really nice interior finishes."
There will typically be 10 homes on each of the towers' floors, with four one-bedrooms (600 square feet), four two-bedroom homes (850-1,000 square feet) in each corner, and a one-bedroom and den and a studio. Prices start in the mid-200s for a studio without parking and range up to $650,000 for a two-bedroom home on a higher floor (where, needless to say, the views are outstanding).
Zayadi notes that a decorating allowance ranging from $2,000 to $4,000 is being offered to early buyers of the one- and two-bedroom homes, but you have to register to qualify.
Anthem Properties and Beedie Living are trusted and well-respected names in the development sector. The two companies have co-owned the Station Square property since 2004, when their vision for transforming the site began.
"We're excited to be working together on Station Square," said Zayadi. "It's the largest development for both of us and very much our biggest area of focus."
