This typical teardown made it into the top-priced home sales of the week September 11-17 (of sales registered by September 22). This seen-better-days house on a 6,314-square-foot sold for well over its asking price of $3,998,000, going for $4.52 million after just 10 days. Why so pricey? It’s in a prime spot in the Cambie Corridor, and is likely to be zoned for much higher density.

The first of two West Vancouver homes on this list, it took just four days for this six-bedroom family home to sell for its asking price of $4,988,000. Custom-built in 2012, this house has 4,281 square feet of living space and a spectacular gourmet kitchen, and sits on a large lot. The ocean and city views are more peek-a-boo and expansive, but that’s to be expected from desirable Dundarave.

This Southlands town-meets-country property is so unique, we just had to show you three photos. Essentially a Cape Cod barn-style farmhouse, with magazine-worthy interiors, the property also has a barn with a full set of stables, and has riding trails around the lot. What’s more, all of this is directly on the Fraser riverfront, with tranquil water views from the garden and most of the rooms. After 92 days on market, this lovely place sold – we dearly hope to an equestrian school or just a horse lover – for $5 million, $500K under asking.

Fairview rarely makes it onto this list, as there are so few remaining single-family houses on large lots in the neighbourhood. So it’s no surprise that when this one sold, it was Vancouver’s priciest sale for that week. Going for $5.2 million, $680K below ask, after exactly 100 days listed, this 1912 house is well past its prime, but sits on a huge, 12,927-square-foot property with multi-family zoning – so you can expect to see many more homes going up on this lot. And they will benefit from a great location and those incredible views.

This remarkable British Properties house is mid-century in feel, but was custom-built just three years ago – designed by Semmens & Simpson, a local firm celebrated for its Mid-Century Modernist architecture. The 4,035-square-foot house stands on a fabulous 1.1-acre estate property, enjoying a large terrace, outdoor kitchen, heated pool and forested surroundings. There is also a 613-square-foot, log-cabin-style pool “cabana” with a stone fireplace. The home was originally listed for $6,998,000, then dropped to $6,398,000, and sold after 133 days to a lucky buyer for $5.9 million.
