Since I can't find a "respond" option for your reply on the Google review, I'd like to acknowledge your response here. -> Disagreement Regarding your statement " I have definitely tried to work with you to make this process a smooth one for you". I politely disagree about this. Sadly, our experience was uncomfortable and frustrating because of how you communicated. From the screenshots that you shared with us, When I looked at the messages between you and the seller's realtor, it was clear that the seller's realtor was articulating everything very nicely , but your responses were very short and unfovarable to us. It seemed like your communication made the situation worse. Despite the issues at hand being relatively minor in nature, I firmly assert that the caliber of your communication played a pivotal role in the development of the unfavorable situation that ultimately unfolded. -> Market Comparables. I'm not sure who got the information about comparables for the house we bought. We don't know if it was sent to you by mistake or someone else. Also, we didn't receive any information or talk about how much the houses next to ours were sold for. It is crucial to consider these figures, given the substantial discrepancies in sale prices – our bid of $320K compared to the left-side property and $180K compared to the right-side property. Both of these neighboring properties boast larger lot sizes and hold a higher valuation according to BC assessments. I beleive , it is of utmost importance to factor in the sale prices of neighboring homes. I believe we received incorrect guidance regarding the bidding price. Purchasing a home is important, but it should not come at an excessively high cost of $110,000 or $150,000 more than it should be. -> Response to your statement "on possession date, it is unrealistic to expect that sellers realtor must be present to give you the keys when they could not be present" I am aware of instances where both the seller's and buyer's realtors have been present on the possession day, facilitating a smooth transition by thoroughly reviewing all aspects of the property. Considering our substantial purchase of $1.54 million, I believe this request is reasonable. It falls within the realtor's responsibility to be present on the day of possession and ensure the buyer's satisfaction. I had sincerely implored, albeit not necessarily expected, that you arrange for the seller's realtor to be present during the possession. This would have allowed for a swift review of the property, with any identified issues promptly reported. Unfortunately, based on the communication you shared, it appears that the seller's realtor ceased communication after possession, as predicted. In either of the following scenarios, we could have potentially averted unnecessary disputes and follow-ups: a) Both you and the seller's realtor being present, dedicating 15 to 20 minutes to review all aspects of the property, or b) In the absence of the seller's realtor, you conducting a basic inspection to ensure the transfer of keys, mailbox number, carpet condition, and any visible oversights, among other critical checks. -> Response your statement "Post possession I have tried to accommodate your concerns by providing solutions." Could you kindly provide an example of one issue or concern that you successfully addressed or communicated to the seller's realtor without resorting to argument, escalation to your manager, or prolonged follow-up? As the buyer's realtor, my expectation was primarily centered around effective communication of our concerns to the seller's realtor. I did not anticipate or request direct issue resolution, merely transparent communication. Unfortunately, for each concern raised, we encountered resistance, requests for photographic evidence, and directions to contact your manager. I still do not understand why a buyer should have to go through such uncomfortable experiences, which take away from the happiness of getting their new home, instead of enjoying this important achievement.
