Cody acted as both our selling and buying realtor, earning around $36,000 in commission. Sadly, the level of service he provided fell far below expectations. When we submitted our purchase offer, I requested the home be professionally cleaned to my standards due to severe allergies and the seller having two large dogs and a cat. Cody convinced me not to include this in the contract, promising he would personally take care of the cleaning or pay for it himself. I trusted him, but that trust was misplaced. As possession approached, I asked him to arrange a cleaner of my choice. He told me he was too busy with his family and other clients, and I should do it myself. He then promised to send $450 after possession so I could arrange cleaning — but he never followed through. We also briefly showed interest in some red outdoor chairs early on. Later, the seller gave us a list of items she wanted to sell. Cody offered to purchase a few as a gift and encouraged us to accept some of her lawn items. After viewing them, we decided they were rusted junk and clearly stated we didn’t want anything. We never signed to purchase anything. We asked Cody to put the funds toward cleaning instead, and he agreed. However, on possession day, we found those exact benches and rusted tools left behind, and Cody claimed they were a “gift” from him. We never agreed to this, and it’s unclear if he actually paid for them or if the seller simply left them behind. The sellers did hire a cleaner, but not to the standard we needed. At our final walkthrough, the cleaner herself told me the house had been filthy and likely wasn’t fully cleaned due to time constraints. On possession day, there was still dog hair in the fridge, light fixtures, and window sills — exactly what I had tried to avoid. At that point, Cody made it clear he wouldn’t be covering anything else because of the “gift,” so we had to pay for additional cleaning ourselves. In the text he clearly mentioned he would etransfer us $450. Never recieved it. We spent a day cleaning out the fridge thinking a shelf was stuck but it was just so full of old gunk and dog fur it was stuck and didn’t slide out. The level of filth was disgusting. Cody also failed to confirm that garage fobs would be included. On possession day, he realized there were none and gave us a random used fob he had, saying it “should work” — it didn’t. He said he’d follow up with the seller, but it’s now been two weeks and we’ve heard nothing. Zero communication from Cody since he recieved his commissions. We still can’t access our garage. We were contractually entitled to two viewings before possession. When trying to schedule the final one, Cody made excuses about traffic, needing to pick up his kids, and being busy. It felt like once he secured his commission, he no longer prioritized us. After closing, Cody’s effort dropped off entirely. He didn’t follow through on key promises, didn’t advocate for us, and showed poor professionalism throughout. If you’re looking for a realtor who actually supports their clients and stands by their word, I’d recommend going elsewhere.

This is our second time using Cody. This time for the sale of our previous home, and the purchase of our new one. Throughout the entire process he was nothing but professional and courteous. Listened to our needs and worked hard to find what we were looking for. Buying or selling can be a stressful time for many, but he always answered any questions and addressed any concerns we had no matter the hour. Rest assured you’ll be in good hands from start to finish.

If you are looking for an honest, down to earth, realistic but ambitious, hard working, jack of all trades, family-oriented realtor, then Cody is the obvious choice.
