Sales are Starting to Fall
With the recent hike in interest rates sales have plummeted on the north shore. Detached home sales in West Vancouver have dropped a whopping 48.8% compared to May, with a sales to active ratio for detached homes just over 5%. This means out of the 136 active listings last month, only 22 of them sold. Typically a ratio less than 20% is considered a buyers market.

With the recent hike in interest rates sales have plummeted on the north shore. North Vancouver has seen a major reduction in home sales as well. There were 34.1% less condos and townhomes sold in June compared to May. With a reduction 32.9% in single family homes. Meaning homes buyers will have less competition when purchasing, ultimately leading to the buyer having the power at the negotiation table.I expect the next interest rate increase to be 0.75 or maybe even a whole 1% further limiting the budget of financing home buyers.
The summer season is also usually a bit slower than other months, many go on vacation, and families want to have already moved into their home before the kids go back to school in the fall. Both of these are reasons to assume we'll see a correction in the market and lower home prices as a result. If you are an all cash buyer, this may be a great time to look for deals. And if you're a seller, it appears sooner is better than later to list your home.
If you are curious about the market don't hesitate to reach out to me.
