Prices are Starting to Fall
This past month has been detrimental to the real estate market. With rising interest rates, everyone is attempting to predict where the market is going heading into the end of summer and the beginning of fall. We may not know exactly what is to be expected, but we do know the market most likely has a downward trajectory.
According to The Real Estate Board of Greater Vancouver’s (REBGV) month state package that sales are slowing down. REBGV Chair Daniel John was quoted saying “Home buyers are exercising more caution in today’s market in response to rising interest rates and inflationary concerns―this allowed the selection of homes for sale to increase and prices to edge down in the region over the last three months.” The report shows that Greater Vancouver had a decrease of 9.5% of homes listed this month compared to the listings in July of 2021. More shockingly, detached home sales dropped a whopping 50.2% decrease from last year; showing no signs of getting any better in the following months.
There are rumors that the bank will introduce further interest rate hikes; further limiting the buying capacity of home buyers. In this case, home prices are predicted to fall even further to compensate for the new demand. If you happen to be a home buyer who does not need financing, now is the perfect time to take advantage of the great deals popping up. As always: cash is king! If you are thinking of selling, I would advise that you to be cautious and price accordingly. If you need to sell, it's better now than later; better than after the following interest rates increases, that is. Many buyers may also have interest rate holds, and therefore, may need to buy before their term is up. If you need help strategizing through this difficult time, I am just one call away.
