Derek Fenton, Vice President of Marketing and Sales at Zenterra, has been in real estate development for 15 years, but it’s been in his family for even longer. While Derek was growing up, his father was involved with real estate lending and actively toured various communities. Derek also travelled across South America for several months, spent a year as a ski bum and even worked in marketing for Red Bull for a while. These experiences gave Derek a taste for adventure and meant he’s seen much of the Metro Vancouver area, too.

That sense of exploration and excitement stays with him today, too. “I really enjoy the influences that real estate has around Greater Vancouver – from all of the different jobs, careers and impact on the general economy. I’ve always found this fascinating,” he says.

In fact, Derek says one of his favourite things about development is helping first-time buyers. He once helped two RCMP officers find their first home. He ran into them later when they were expecting a baby, and says that this experience is why he strives to build new homes that both he and Homeseekers can take pride in.

“These homes are going to be there for 60 years. You want to make sure that you put your best foot forward,” he says. “Because honestly, that is a bit of a badge of your own career. And when you're able to help, especially first responders, it’s just genuinely really exciting to see that.”

That’s why Derek tries to build the types of housing buyers in Langley want. According to Derek, real estate development is quite gratifying, because “at every level, [Zenterra’s] communities have been recognized locally, provincially and as well as nationally. So, you know, I can look in any first-time home buyer’s eyes [and say], ‘I can stand by this product.

What is your overall impression or opinion of the market in Langley Township?

One of tremendous growth and opportunity. Huge amounts of infrastructure improvements ranging from the Highway 1 improvements, the Port Mann Bridge expansions as well as the new SkyTrain line coming to the region. All positives.

And Langley is more affordable. If we talk about move-up buyers, buyers that maybe are established and have a little bit of a life in that neighborhood, and they’ve just outgrown that one bedroom condo, or moved up to that two bedroom condo, you can get a resale product in Langley – like a three-bedroom townhome – for probably seven, low-$800,000, versus, if you're in Vancouver, Burnaby, anything like that, you're well north of a million-something.

How has the property market in Langley Township changed over recent years?

Other than seeing a huge increase in prices we have also seen a shift from single family to townhouses to wood-frame condos. We are seeing that more and more areas are increasing densification; where prior it would be single family homes or townhomes, now these areas are seeing rezoning to six-storey wood-frame apartments.

What do you think it will be like in the next five to ten years?

Continued infrastructure improvements with the SkyTrain line being completed as well as new communities with improved amenities. More families are going to call the area home which will bring even more value to the region.
