Making real estate news today (March 6) is the latest Royal LePage survey on what $1 million will buy you in real estate in major metropolitan regions across the country. And, big surprise, the lowest square footage for that amount of cash is in the most desirable real estate market, Greater Vancouver. But all regions were found to be offering less space for that money than 10 years ago, with prices having risen virtually everywhere in Canada.
Instead of reporting directly on the survey's less-than-eyebrow-raising results, we figured we’d take a look at just five of the housing options currently listed on REW.ca for around the $1 million mark across Metro Vancouver. And we think it makes for much more interesting reading!
If location is your key concern, how about this gorgeous, craftsman-style, three-bedroom townhome in the city’s hippest neighbourhood, Mount Pleasant? On the south-west corner on a quiet street, this home has the a great layout for a growing family. There’s bathroom on each floor, hardwood floors on the main floor, and a lovely kitchen with granite countertops and stainless steel appliances, including a coveted gas range. Two bedrooms and a bathroom are on the second floor, and the large master suite on the top floor enjoys city and mountain views. It’s located just a block away from Mount Pleasant Elementary, Dude Chillin' Park, community garden and tennis courts and a short walk to Main Street.
Million-dollar homes are a little thinner on the ground in New Westminster, but what about one that is not on the ground? This three-bed, 17th-floor penthouse in downtown New West is larger than many detached homes, and enjoys almost 360-degree views of the North Shore Mountains, Mount Baker, Gulf Islands, Fraser River and the city. This home has three spacious bedrooms plus an office/den, a huge living room with fireplace and a generous-sized separate family room, and a great kitchen with large dining room. There’s also an awesome closed solarium that runs the length of the unit, as well as a large corner deck. The place has had more than $70,000 spent on renos, including fresh paint, marble tile in bath, crown mouldings and hardwood flooring throughout.
This detached Coquitlam home is the example that Royal LePage used to illustrate what Metro Vancouver offers you for a million bucks, and what a beauty it is. More than $100k has been spent on updates including a chef’s kitchen with granite countertops and stainless-steel appliances, plus tiled kitchen and bathroom floors (the latter with radiant heating) and hardwood on the rest of the spacious main floor. There are three bedrooms upstairs, including a master with a spa-inspired ensuite with travertine floors, soaker tub and stone walk-in shower. Another bedroom on the main floor is perfect for a home office or guests. There’s a lovely outdoor oasis in the backyard, ideal for entertaining and for your pets.
In a desirable North Vancouver location is this large, three-level townhome less than two blocks from shopping and public transit. This three-bed, three-bath end unit is private and sunny with an open floor plan. Recent improvements include the kitchen with its granite countertops and new appliances, impeccable hardwood floors and elegant crown and floor moldings. In addition to the generous living spaces is a large recreation room that leads to the backyard and a laundry room. There’s also plenty of storage throughout the home and a double car garage.
If space is what you need (or a mortgage helper), then head to Surrey to check out this huge, 4,125-square-foot, eight-bedroom, detached house. On the main floor are the elegant living spaces and a grand double-height foyer, plus a bedroom that could also be a home office. The upper floor has three bedrooms, including a sprawling master suite. And on the basement level is a large three-bed, two-bath suite with its own laundry that rents out for up to $1,800 a month – perfect if that near-$1m price tag is a bit too much to take on. The backyard is great for entertaining and backs onto a green belt, and the home is located close to North Surrey Secondary, Holy Cross Secondary, Surrey Christian and Serpentine Elementary School, transit, shopping and Highway 1.
