A homey vibe but a young population and great connections make this popular area (REW.ca’s most-searched Surrey neighbourhood) a terrific place to call home. Here are just five of the great features you can expect if you move to Cloverdale.

1. Small-Town Feel

Cloverdale’s town centre retains a small town feel. That classic vibe makes the area a bustling shopping destination for residents, as well as a popular location for movie and TV productions looking to capture the old-fashioned charm. Cloverdale most notably served as the location of the long-running Superman-based series Smallville.

2. Your Own Backyard

Detached homes, townhouses and duplexes make up 90 per cent of the real estate in Cloverdale, making it an obvious choice for those seeking their own patch of land. Real estate prices in the neighbourhood have increased nearly 30 per cent in the last year, but the benchmark price of around $465,000 for a townhouse means your own front door is still within reach. For those looking to make a grander statement, the area also has plenty of large estates.

3. A Young and Vibrant Population

Nearly 58 per cent of Cloverdale’s population is under 40, making it a perfect community for young families. There are several elementary schools and one secondary school in Cloverdale to serve the neighbourhood’s children, with more planned for the coming years, and the neighbourhood is also home to the Kwantlen Polytechnic University Tech Campus.

4. High Employment and Income

Of Surrey’s six town centres, Cloverdale has the highest percentage of the population over age 15 earning employment income, at 84.2%1. It also has the second-highest average family income among Surrey’s communities, at $102,506,2 second only to South Surrey.

5. A Well Connected Place to do Business

Cloverdale is centrally located between the cities of Vancouver and Abbotsford, and it’s close to the U.S. border. It’s connected to Highways 1 and 15 as well as the Fraser Highway, and several bus lines connect Cloverdale to Surrey’s SkyTrain Stations. An active Chamber of Commerce and Business Improvement Association facilitate business connections in the neighbourhood.
