Easy Ways Real Estate Agents Can Improve their Business Using YouTube

If you’re not using YouTube for listings and video blogs, or doing it badly, you’re missing out on potential clients, says expert Darci LaRocque

Do you have full understanding of why YouTube is such a powerful tool for you? Did you know that Google owns YouTube? (And we all know Google likes Google!) If you have been posting listings on YouTube, are you actually making it easy for potential clients to get hold of you if they want to know more?

I find over and over again that the answer to the above questions is no! Stop just uploading videos with no information on them.

Let’s start with the basics. If you already have a Gmail or Google account then you have a YouTube account as well, even if you don’t know it. To find it, simply hit the nine squares at the top-right of the page and you will find YouTube from the list of apps. (If you don’t see it just click on more at the bottom). If you don’t have a Google account yet, this is the perfect time for you to set up a more professional-looking email, try Google Apps for Business.

Let’s make the most out of your YouTube account. Here are a couple of things I recommend you do for each YouTube section:

My Channel: Manage your profile picture and banner images on the My Channel page found at the left Menu items section of YouTube. I can’t stress enough how important it is to be consistent with your branding on all your platforms, and YouTube is no exception! Trust me when I say that it is a common problem many REALTORS® have. Your profile picture, banners and other information should be consistent across all your accounts. If you don’t know much about creating branding for your social media accounts and need a low-cost option, I highly recommend using a service such as Fiverr – and when you sign up on the link above you get a free gig from me!

Accurate information should always be on top of your list. The About section gives you the capability to introduce yourself to people who don’t know you yet. Showcase your achievements, highlight why you’re the right fit for the job. Make sure you put your email, phone, brokerage, etc. Most agents miss this part. It is right below your name. Just click the edit pencil and fill in all your info.

Video Manager: Did you know that you can set up default settings so that, when you upload a video, it will populate the subject and description and make the video private until you are ready to make it public? In this section we are going to cover Privacy, Title and Description, so just follow these steps.

Tap on Video Manager that is just above your banner, then Channel on the left hand menu and Upload Defaults.

There are two privacy options and I would select either of the two options below, just not public until you are ready!

  1. PRIVATE: As the word implies, nobody will see it but you, it’s non-existent unless you make it Public.
  2. UNLISTED: You can opt to not share the video to everyone on the planet but share the link to specific people. So, it’s still non-existent unless you give the link or make it Public.

Your default Title can be left alone, as this will change with each video, or you can put something like “Enter property address here” as a reminder.

Description should include the following information below. Why write the same info every time you do a video? Make it automated and you don’t have to. (Tip: You should always have this information handy as you use it over and over, right? So type it out once on your favourite platform like word or Evernote and then just copy it when you need it.)

  • Your REALTOR® name
  • Your brokerage name and address
  • Updated phone number
  • Email address
  • Website
  • Social media URLs: Facebook, Twitter, LinkedIn, Instagram, Pinterest, etc.

Once you have finished updating all the necessary defaults I have mentioned, go through all the other menu options and settings as well.
